Sutton is an Outer London borough covering 17 square miles and has a town of the same name. It borders Croydon to the east, Merton to the north and Kingston upon Thames to the northwest. The Surrey boroughs of Epsom and Ewell and Reigate and Banstead lie to the west and south, respectively.

If you’re looking for a safe section of Capital to live, work, or raise a family, Sutton is a great choice. Why? Well, it’s among the top five safest boroughs, with 25% fewer crimes than the London average. The town itself is one of the top ten safest in the country too. The area also retains a lot of traditional character and preserved historic buildings, which hark back to when Sutton was a collection of rural villages. Today, this sense of tight-knit community continues, with Carshalton, Cheam and Belmont still referred to as villages.
Young people are catered for as well. In 2021, a whopping 42% of Sutton’s schools boasted a rating of ‘Outstanding’ by Ofsted, ranking the borough in the top ten nationwide. In addition, Sutton has five grammar schools to choose from and some excellent youth facilities, including the Sutton Life Centre. This £8m community hub promotes good citizenship, personal safety and the environment. It’s also home to a range of facilities, including a public library, hireable spaces and award-winning Life Skills Tours.
Adults and children alike will also benefit from the fantastic open green spaces available here. To the south, Oaks Park features a sports centre and golf course, a dog-free picnic area with natural play features, and refreshments. For commuting and travelling, Sutton runs rail services to Central London and has access to the Overground (in West Croydon) and the Northern line (in neighbouring Merton). The Sutton and Mole Valley lines also link the borough to Sussex and Surrey, and you can hop onto the national motorway network via the A217 and M25 orbital motorway at Junction 8.
What are Sutton property prices like in 2024?
Despite Sutton’s many benefits, the area’s property prices are relatively reasonable for London, averaging £512,000 over the last year. This is according to recent figures from Rightmove (July 2024). Apartments come in at a relatively affordable £294,000. Meanwhile, terraced and semi-detached properties sold for an average of £490,000 and £624,000 respectively.
At £1,750 per calendar month (PCM) on average, renting in Sutton is significantly lower than the London average of £2,998 PCM. At the time of writing, smaller properties cost around £1,350 PCM to rent, rising to £2,800 for four-bedroom homes (Home.co.uk, July 2024).
