What are average property prices like in Wales?

House prices have risen fairly quickly in Wales in recent years. However, the market is going through a correction period, and between December 2022 to December 2023, property prices in Wales decreased by 2.5%.

In December 2024, Rightmove placed the average property price for South Wales (a good indicator for the country as a whole) at just under £236,000. So, with the recent price rises, buying in Wales is comparable with Scotland (£190,000) but much cheaper than England (over £302,000), according to the latest data from the ONS.

If you’re looking to buy flats in Wales expect to pay an average of around £156,000. Roughly £180,000 is the current average for terraced housing, according to Rightmove estimates.
