Blackhorse Mills tops our list of resident-reviewed new homes in NE London. Described as a way of life, residents are free to paint the walls, bring pets, swim in the lido, chill on the roof terrace, work out in the gym, host friends in the dining rooms, and stretch in the yoga studio.
Overlooking the wilds of Walthamstow Wetlands, yet just 20 minutes to Central London on the Victoria line from Blackhorse Road station, Blackhorse Mills has nature and city life down. Whether you’re after seclusion or connection, wildlife or a wild night, E17 is about balance and choice.
Residents seem to agree that Blackhorse Mills is ‘a lovely, uplifting place to live with outstanding facilities and services and environmental awareness at the heart of its ethos’. They also rave about the management staff and maintenance team, who are ‘friendly, professional, and extremely helpful’ and ‘create a warm and harmonious community feel’.
In close second place, Fizzy Walthamstow is a collection of one, two and three-bedroom apartments from Build to Rent operator Fizzy Living. Winner of multiple HomeViews awards for two years running, the development is close to Blackhorse Road Overground and Underground station. Additionally, it is an easy walk from the Walthamstow Reservoirs, which lies just to the west of the development.
Residents enjoy having a Co-op downstairs for their day-to-day needs, plus there’s a retail park just one Tube stop away from the flat. They also comment that the maintenance team are quick to respond, while the management “are just lovely and make you feel super welcome”.
The top three developments in North East London are all build-to-rent properties – which tells you something about how the London property market is shifting. Equipment Works by Greystar offers premium studio, one, two and three bedroom apartments to rent in Walthamstow. Just moments from Blackhorse Lane tube, you can enjoy the tranquillity all while staying connected to the city.
Ranking at number 4 in our Top 10 is The Quant Building – a Hiltongrove development located in the heart of Walthamstow. Comprising 60 ‘spacious, modern, and attractive’ apartments, the development has a range of facilities on-site, including a concierge, gym and sauna.
Walthamstow Central station is only a 4-minute walk away, offering connections to the Overground and the Victoria line. Residents also love having plenty of shops, restaurants, and bars quite literally on their doorstep, with Central London around 20 mins away on the Victoria line.
Sitting pretty in the middle of the list is The Picture House, a new community in East London. It offers high specification 1, 2 and 3 bedroom apartments. One enthusiastic reviewer mentions how “The development is well maintained and with a responsive concierge.”
In sixth place, Ilford Works matches a contemporary lifestyle with a local shopping centre and open fields on your doorstep. The City and the West End are easily accessible, while inside, you’ll find ‘clean and modern’ apartments with integrated appliances and a “good air purifying and circulation system”. Residents like having electronic fob locks on doors leading to apartments and a video intercom system.
Keeping it in Walthamstow, Blackhorse View is a new development of 350 new homes located opposite Blackhorse Road Underground station. The development offers one, two and three bedroom apartments, each with its own private outdoor space.
At number eight, Feature 17 is a Countryside development located on Wood Street in Walthamstow. Comprising 98 apartments, the development sits in a bustling street, close to amenities and transport links. As well as this, residents benefit from private balconies, open spaces and modern apartments. One resident commented on the “real community feel’”, which is increasing alongside the genesis of new grass-roots businesses opening in the area. There’s also a local library and pool nearby.
Taking ninth spot is Pioneer Point, a Build to Rent development operated by the developer UNCLE. There’s a range of one and two-bedroom apartments on site and residents have access to a wide range of amenities and facilities, including a 24 hour concierge service, a games hub, an on-site cinema, a kids zone, work pods as well as quiet lounge area. Ilford station is only a 3-minute walk away.
Claiming the last spot in the Top 10, Highams Green by Fairview New Homes consists of 336 one to four-bedroom ‘well-insulated’ apartments. The development is just a 5-minute walk from Highams Park station, in Zone 4, where Overground services run to Liverpool Street in 26 minutes. Reviewers say the area is quiet and peaceful, with a good range of shops. The management team also has an office just around the corner and provides a quick and efficient service.
The End End has always been imbued with romantic notions of togetherness – and that vibe still makes the region popular today. Combine this atmosphere with a host of trendy pubs, arts venues, and foodie havens reflecting the area’s diverse cultural milieu, and you have a mecca for families and young professionals alike.
Waltham Forest’s tight-knit community is a big draw, with the bustling neighbourhood around Francis Road affectionately dubbed Leyton Village. Here you’ll find a pub with a marble floor in the old town hall, Scottish-inspired fare including haggis toasties, and cosmopolitan street markets. Meanwhile, Leyton Flats promises idyllic picnics, a boating lake, and biking opportunities – all just a half a mile walk from Snaresbrook station.
The surrounding districts also boast amazing outdoor spaces, such as Wanstead Park, which links into Epping Forest. Further south, you can enjoy fantastic sporting facilities at the Queen Elizabeth Olympic Park, roam the adjoining Hackney Marshes, or shop at Westfield Stratford City.
Heading east, Barking & Dagenham will enjoy a major boost once it’s incorporated into the Thames Gateway regeneration scheme. While Barking town will take centre stage, Dagenham Dock will become a hub for green industry. The Eastbrook Studios development also promises to put the area’s film industry on the map and boost the local economy.
North East London is well connected by road, with several A-roads linking into Central London, South London, the M11/M25, Chelmsford and Southend-on-Sea. At the same time, a multitude of Underground stations and Victoria and Central line services operate in the area. Crossrail is also destined to upgrade the rail links around the region.
When you need to head south of the Thames, you can do so via Tower Bridge, a cable car service, the Woolwich Ferry and various road and foot tunnels. Looking to commute or escape further? London City Airport lies north of the river and offers connections to over 20 major European cities and destinations.
North East London property prices
Zoopla’s February 2023 data shows that the average property in North East London costs £654,766. This means the area is slightly more expensive than East London but more affordable than North and Central London. In terms of property types, flats levelled out at £492,281, while terraced and semi-detached homes sold for around £822,000 and £856,000, respectively.
Although rental prices vary depending on the district, the average rental price in North East London was £2,770 at the time of writing (Home.co.uk: February 2023). One-bedroom homes achieved around £2,156 PCM, rising to over £4,339 for a five-bedroom property.
