Where is Poplar?

Poplar sits in an enviable location, adjacent to the finance and business hub of Canary Wharf. It’s less than three miles east of the City of London. Poplar is also within easy reach of other thriving East London locations, including Stratford and Hackney.

What’s it like to live in Poplar?

Developers have descended on Poplar in recent years. The area is transforming from a somewhat neglected corner of London to one of its most up-and-coming addresses. There’s a wealth of new build developments in the neighbourhood. Buyers appear to have realised quite how close Poplar is to Canary Wharf, with property available for a fraction of the price.

At the heart of Poplar is Chrisp Street Market. This vibrant selection of 80 stalls, shops, pubs and a clock tower, is the focal point of the area. The market itself is also subject to a facelift, bringing new affordable homes, retail and entertainment venues to this rapidly changing community. Further shops and restaurants from around the world are available along East India Dock Road.

Poplar is primarily a residential area, and the neighbourhood is primarily made up of post-war housing developments. Community green spaces are dotted among the flats and houses. Meanwhile, there are larger open spaces in the form of Bartlett Park and Langdon Park. The waterways of Limehouse Cut and the River Lea provide peaceful walking and cycling routes. The area is also within easy reach of Hackney’s Victoria Park and Queen Elizabeth Olympic Park.

Poplar occupies a well-connected position between TFL zones 2 and 3. Poplar station is on the Docklands Light Railway (DLR), and the area includes several other stations on the DLR. This makes it easy to reach the City of London, Canary Wharf and other nearby stations with Underground connections. The area also benefits from some excellent road connections. The A13 runs through Poplar, connecting to the City in one direction and the M25 in the other. The nearby Blackwall Tunnel offers access to South London, while A12 provides routes towards Stratford and the M11.

How expensive is property in Poplar?

Poplar’s growing reputation as an up-and-coming residential area means house prices haven’t yet caught up with the rest of London. Properties in Poplar cost an average of £488,000 in the 12 months to October 2024, according to Rightmove. This is significantly below the London average of £691,000.

As for renting in Poplar, the average properties goes for £3,000 PCM, according to the latest figures from Home.co.uk. Unlike property sales, where prices remain significantly below the London average, Poplar rent is almost exactly the same as the median monthly rent across the capital.
