Single Family Housing (SFH) is one of property’s hottest topics, with the total UK market size (operational + pipeline) nearly trebling since 2018 (Knight Frank, 2024). As part of our recent 2024 Build to Rent Report we segmented our BTR data in to sub-categories, including Single Family Housing. This allowed us to view how this housing format is performing in comparison to other housing types. Take a look at some of the results below.
Single Family Housing ratings vs. other Housing Developments
For this analysis we compared SFH ratings over time with those from other new build Housing Developments, combining ratings from both tenants and owners. This revealed that SFH was rated higher across every category, except Location. And that this has been the case for the past four years running.
As the graphic shows, Management and Facilities were the two categories showing the greatest difference in ratings. Given that professional management is the key advantage offered by SFH over owned or privately-rented homes, this is unsurprising. However, what is remarkable is that facilities were seen to be so much better for Single Family Housing, which offers far fewer on-site amenities than other BTR formats.
Our reviews show that residents reviewing housing developments tend to include local facilities into their assessment of their home, including transport, shops, green spaces and eateries. This would suggest that SFH is not only selecting and managing the range of on-site facilities well, but also carefully selecting sites offering proximity to other valued amenities.
