Please tell us about the good and bad aspects of living in your local area:
5 mins to city centre and Victoria station 10 mins to northern quarter so very quiet but in the edge of town.
Please share one thing (or more) which you wish you had known before you moved in:
They have parking that’s safe and secure which is rare round here as many new buildings have no parking.
What is the best feature of your home:
Well insulated haven’t put the heating on yet!! The balcony looks over the gardens and gets lots of sun.

Please tell us about the good and bad aspects of living in your local area:
The Hallmark is a relatively new build (2 years), with a very modern interior and decent value for money. However, the appliances and overall construction has clearly been done on a low budget, resulting in many faults -some of which are serious safety issues.
How has the building management responded to any problems or issues you have raised:
Very poorly, completely incompetent. Reside Manchester are the agent in charge of the unit, and they are absolutely useless at getting any issues resolved.
Please share one thing (or more) which you wish you had known before you moved in:
Ongoing issues which were omitted, or that they were not transparent about.

The area is very quiet and cozy, there are multiple shops around and the city center is about 13-15 minutes away. There are multiple bus stations and the Victoria train station is 5 minutes away.
How has the building management responded to any problems or issues you have raised:
I didn’t had any issues, but they are keeping in touch with me to make sure that everything is working properly
Please share one thing (or more) which you wish you had known before you moved in:
Mainly two things, that the concierge is not 24/7 and that there is no gym in the building.

Excellent location in the city centre but ideally suited just a few minutes away to enjoy some peace and quiet but also the vibrancy Manchester has to offer.
How has the building management responded to any problems or issues you have raised:
LivingCity are generally responsive and helpful but certainly have a huge room for improvement, lots of things are rushed, poorly done and communication is non-existent apart from cheap flimsy posters placed in the lifts. Shame as they have a digital portal that goes mostly unused.
Please share one thing (or more) which you wish you had known before you moved in:
More visibility over the changes in concierge timetables and also the high service charge/insurance increases.
