Populo Living - Poor Property Management

Brickyard Tenant (Tenant)

The Brickyard, E6

Apr 2025

Please tell us about the good and bad aspects of living in your local area:

The neighborhood is full of facilities nearby, such as markets, banks and local shops. It’s relatively close to the underground and there are plenty of bus connections nearby.

How has the building management responded to any problems or issues you have raised:

They respond, but not on a timely manner. Sometimes I have to follow up several times.

Please share one thing (or more) which you wish you had known before you moved in:

The flat was advertised as having under floor heating which is not true. If I’ve known this before, I would probably reconsider my decision to move.

Please tell us about the good and bad aspects of living in your local area:

Excellent for location as you have nearby train stations and bus stops to take uou around london. Parking available is a bit limited and during the night time the traffic noise does get abit too much.

How has the building management responded to any problems or issues you have raised:

Fast, professionally and very efficient. They have supported us and helped us with action.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known about the noise during the night with traffic because it can get very loud.

Fine. Could do Worse.

Please tell us about the good and bad aspects of living in your local area:

It’s on the high street so it’s close to convenient shops. There isn’t a very wide range of bars and snacks and such, more the usual Poundland, McDonalds, and Tesco - nothing special or exciting. There is a lot of homeless people that loiter in front of the entry, and garbage left in front of the building door but I didn’t think the building could do much about that. Transport links are easy and abundant.

How has the building management responded to any problems or issues you have raised:

Took quite a while for a response to our concerns. Email responses were short and only came after weeks of waiting.

Please share one thing (or more) which you wish you had known before you moved in:

Wish I’d known what to ask at Move in to avoid having to ask for Landlord, wish I’d chosen a different location in the building

Populo living is condescending with

Please tell us about the good and bad aspects of living in your local area:

If your building is managed by this company, RUN AWAY. They manage my building the Brick Yard in East Ham E6 1FA. They do not reply to our emails and the building is FILTHY. There is trash everywhere, tenants are dirty and populo living does nothing to enforce tidiness of the building. Not only that but they only send the cleaners on Wednesdays. It has become a nightmare to live here! You will walk in the halls of the building and all you see is trash - plastic papers, food, letters, saliva

How has the building management responded to any problems or issues you have raised:

With maintenance internally I did not have major problems. But regarding the premises of the building everything is abandoned. There is trash is the halls , lifts. It’s tragic. When we raise anything like that, we never get a response.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known that Populo Living would not do anything to enforce tidiness of the building. Also, the maintenance of the premises is only done on Wednesday. The building is dirty and sometimes our parcels get stolen.

Great building, TERRIBLE management :)

Laila G (Tenant)

Please tell us about the good and bad aspects of living in your local area:

Transport links in the area are very good, frequent busses and the tube only a 10 minute walk away. The parking around my building isn’t great, but you can pay for parking close by for visitors. Owning my own car here wouldn’t be an option, though. Being close to the high street, there are many shops which are open late which is convenient.

How has the building management responded to any problems or issues you have raised:

No. We have tried to contact the management multiple times about our heating, to no avail.

Please share one thing (or more) which you wish you had known before you moved in:

The fact that there is no on site reception. And there is a friendly cat :)
