Please tell us about the good and bad aspects of living in your local area:

Canons Park Station is a 6 minute walk from the development. This serves the Jubilee line which offers a fantastic connection to Central London. Bus routes also pass by the development to Edgeware and Harrow giving easy access to other routes. Canons Park and Bently priory are nearby and offer opportunity to walk in green open spaces. Residents parking is available in allocated bays, mainly in secure garage. There are visitor bays available.

Please share one thing (or more) which you wish you had known before you moved in:

Nothing in particular, just general leashold advice. Always read the lease and seek legal advice if your unsure about anything. Do research and identify any leasehold hot topics which may warrant extra consideration.

What is the best feature of your home:

Modern design with high spec appliances. Balcony faces South east so get good light and sunshine for most of the day.

Please tell us about the good and bad aspects of living in your local area:

There are so many reason we would not have moved here if we had known certain things before hand. The area is nice and transport links are great. There are also great local amenities. However, there are a lot of do's and don'ts. We have toddlers and to ensure they do not throw anything off the balcony and hit anyone walking, we put up white netting, which we were told to remove as apparently its a health & safety issue! How, when the netting is made for balconies for health & safety reasons. Then they (when I say they, I mean concierge) said they don't allow anything on the balcony because basically they want it to look all the same. So, not really a health & safety issue. What's frustrating is, you're not allowed to smoke around the complex unless at a smoking point. We have called concierge 4 days in a row to tell them there is a man literally chain smoking outside our apartment. So, the smell comes into our toddlers room. No one has done anything about this! It's a joke that something that matters is not dealt with and I am told its due to staff shortage but that's not the case when they manage to get out to knock on our door about our balcony! The multi story parking is only double pushchair friendly on the ground floor and our parking spot is on top floor! Not designed effectively!

How has the building management responded to any problems or issues you have raised:

We have raised an issue 4 times and nothing has been done!

Parking and health & safety for toddlers using balcony.

Please tell us about the good and bad aspects of living in your local area:

Moved in approx 2 years ago and was sold the house on the promise of a children's playground, Community Hall and a shop/ coffee shop. Still waiting on all, except for what is classed as a kids playground. Even though the child unfriendly place doesn't really attract many children for obvious reasons. Bleak atmosphere with no sun shade in the summer. Over heated flooring that kids shoes get stuck to and a pretty confused area for mixed age ranges. Not recommended And where are the colours that kids enjoy and want to play on? Black is not that... Not what I expected albeit Covid didn't help things move along. They are still building lots of property and we are still waiting on the Green Park Station too... Otherwise it would have been a good place to stay. Still disappointed and we are finding out new things as time progresses. Fingers crossed it all comes together soon because it would be a dream to live in if it did. But if it didn't it would just end up as rented village with no real emphasis of community or upkeep.

How has the building management responded to any problems or issues you have raised:

Not regarding the community Hall etc Playground- the back tarred floor did stain and stick to our children's shoes...so they added another later of gloss in the hope this would work for next summer.but without any appropriate shade I still think the issue will be there. Also the playground has been poorly designed. I have never seen a black playground without children friendly colours etc

Honestly Community Hall Coffee shop Local retail shop Decent playgrounds for children A community as it's quite isolated Proper transport routes Inc train station..which the developer says is out of their control apparently...but there are further delays because of Berkeley

Please tell us about the good and bad aspects of living in your local area:

I love the bus service, and how close it is to get to the station. New Green park village station is due to open very soon too! Which will help with the London commute. Bins can sometimes be an issue, as they only pick up the bins in Reading every 2 weeks (Once a week is normal bin, and the other week is recycling).

How has the building management responded to any problems or issues you have raised:

Yes, always!! They have always responded very quickly, and are always able to be accessed via whats app or the Facebook page.

The delay in the train station!

Very close proximity to various amenities makes living here quite easy. The playground is good for kids and the outdoors are very pleasant to walk around in.

I wish I had known about the safety of the bike storage as my bikes were stolen from inside there.

What is the best feature of your home:

My home has a great open balcony and a really nice bright view.
