Ebb & Flow is a vibrant place to live, with a great selection of local shops, restaurants, and open spaces. Transport links are convenient, though occasionally busy.

No problems so far but everything is good and easy

Please tell us about the good and bad aspects of living in your local area:

Pros: located in the town centre is extremely convenient, with a wide variety of shops and restaurants nearby, including a Sainsbury's right next door for groceries. Transport links are accessible (8 mins walk to train station and bus stations right in front of the building), making it easy to get around and commune to London for work. Cons: Anti-social behaviour is a notable issue, both on the streets and inside the building. Tailgating into the building compromises security, and there have been instances of teenagers and kids knocking on doors and harassing residents. These concerns affect the overall experience of living here despite the central location.

How has the building management responded to any problems or issues you have raised:

The building management team has been very prompt and helpful overall. I’d like to specifically commend Veronique and Naomi from the leasing team for their quick response to my urgent request to amend the tenancy agreement. Their efficiency and professionalism were greatly appreciated. Mia from the building management team has also been incredibly helpful and attentive. There were some hiccups regarding payment when I first moved in, but Ebb & Flow's finance team were able to sort it out for me.

Please share one thing (or more) which you wish you had known before you moved in:

For new neighbors, I’d suggest getting to know the concierge team and attending the community events—they’re great for meeting people and making the most of the shared facilities. I went a few months without attending events and I wish I'd gone earlier! I wish I had known about the frequent lift breakdowns, as it can be quite inconvenient, especially during peak hours. Another point is the persistent issue of tailgating into the building, which affects security.

Till now everything is perfect, haven’t noticed any discomfort in my living experience, can’t wait for the additional facilities to open like the coffee shop in the lobby

The town center and Reading Station are a 5 minute walk away which is very convenient.Although it might get slightly noisy.

How has the building management responded to any problems or issues you have raised:

Most problems brought up hve been swiftlt dealt with. Yousra has been very helpful with any issues cincerning our tenancy.

Please share one thing (or more) which you wish you had known before you moved in:

Higher noise levels during busy nights and nearby construction.
