It has good transport links to the M1 and A38. Chesterfield is just down the road, Sheffield, Derby and Nottingham are not too far away. Overall the location is good

Not to proceed with St. Modwen homes. The build quality is poor, customer service don't care once you've signed the contract to purchase the home, and 80% of the contractors that St Modwen hire have no interest in performing a job competently providing they get paid.

The floor plan is the best feature of this property

Clay cross is an up and coming area for shopping etc and also there is a fantastic happy medium for life and nature in the local area which is great for the kids and dog! Our street is fantastic with loads of room. No real anti social behaviour and a great neighbourhood .

How has the building management responded to any problems or issues you have raised:

Yes they have and always done there best to support us and resolve the problem asap.

Make sure you are willing to compromise to be happy with your choice of home

Please tell us about the good and bad aspects of living in your local area:

I love my estate, it’s friendly and family oriented which is just what we wanted. Lots of new amenities close by, I hope the park area will be completed soon as this will add an extra draw to families purchasing houses on this plot. The only negative to this side is at present we have some antisocial behaviour taking place near the open field (existing park area/pond). So I’m hopeful when this is all completed it will discourage these scenarios. We could also do with some litter bins, I have noticed an increase of litter on the oaths walking down to the field area and through the estate. Public bins would be helpful in discouraging this.

How has the building management responded to any problems or issues you have raised:

Ilan has been fantastic, he made contact with me immediately regarding my after care and reassured me throughout. Great communication and people skills, honest and in my opinion an integral part of the after care team. Great leader.

Please share one thing (or more) which you wish you had known before you moved in:

Possible a time line of building, it would have been interesting to know when parks, path ways and roads would be completed before moving in.

Unfinished roads on the development unfinished public areas around the development. Promised wild flowers on embankments have weeds and thistles when looked out of are front living room. I fished jobs in house from moving in. Poor communication from customer services to home owners. Takes weeks to reply to emails. I’ll let you know if I find something good to say about the developers

How has the building management responded to any problems or issues you have raised:

Takes weeks to reply to emails and arrange work to be fixed.

Please share one thing (or more) which you wish you had known before you moved in:

When they concentrate on new home owners and forget about people in the homes with problems.
