Local shops expensive , good grocery shops far( drive or uber), noisy building tracks noise can hear kids from crèche though windows closed, can hear cars from streets, grass being cut in the neighbouring college garden with doors and windows closed,
How has the building management responded to any problems or issues you have raised:
These are structural issues like having back support for otherwise beautifully designed areas, don’t see the point of involving management. A person has to physically experience this themselves to understand practicality
Please share one thing (or more) which you wish you had known before you moved in:
I wish I knew more about buildings, paid attention to noise outside. The pressure of shortage of accommodation makes people to settle and be blinded by the beauty of the superficial visible stuff and later realise that the basics are not all covered. Having said that it’s beautiful place to be

Please tell us about the good and bad aspects of living in your local area:
My local area is a mixed neighborhood with both positive and negative aspects. The range of shops, restaurants, and bars is fairly good, with a diverse selection of independent and chain options. However, the quality can be inconsistent. The open spaces like parks and green areas are well-maintained and provide nice places to relax.
How has the building management responded to any problems or issues you have raised:
I'm deeply disappointed with my experience living in this development. The property management is incredibly unresponsive, often taking weeks to address even basic maintenance problems. The common areas are constantly in disrepair, with broken elevators, malfunctioning security systems, and unsightly garbage piling up.
Please share one thing (or more) which you wish you had known before you moved in:
The facilities are also underwhelming - the gym is poorly equipped, and the communal spaces feel dated and uncared for. Worse yet, the building management seems unwilling or unable to enforce any rules, leading to frequent disruptions from noisy neighbors and unchecked antisocial behavior in the hallways. Overall, this has been a tremendously frustrating living situation, and I would strongly caution anyone considering moving here. The developer's promises of high-quality living have not been honored, and I regret ever signing a lease in this poorly managed building.

Location not so good, it directly faces a school and it is very noisy during the day and sometimes on the weekends when there's a school play or party
How has the building management responded to any problems or issues you have raised:
They usually reply within a timely fashion.. however I had a couple of questions that are months old without answer
Please share one thing (or more) which you wish you had known before you moved in:
I wish I had known that the school was that noisy, would have never took the apartment facing it

You're near to a few things, but not near enough to the things that matter. If you don't have a car, the closest supermarket is a LIDL 25 minutes walk away. There aren't any nice brunch spots/cafés within a short walking distance. The DART is useful but again 25 minutes walk away (and then you wait for a train). With the weather in Ireland, you're not going to want to do that for most of the year, if you can help it. There aren't any sizeable parks or anything, either. Clontarf is nice, but you're talking 35 minutes walk away if you want to reach any of the nice restaurants etc. We lived in GW for 18 months and ended up spending a shameful amount on cabs and doing a lot of our shopping at the local convenience store (C&T). I'd describe a car as almost a necessity. My wife tells me there is a bus, but whenever I looked on Google Maps it required a change midway through to get to the city, which I'm not going to do. Griffith Avenue/Marino is fine as a neighbourhood, but there’s something unpleasant about having such a big and busy road right next to where you live – hard to relax with that much going on.
How has the building management responded to any problems or issues you have raised:
We didn't have any major problems, just the occasional small fix needed and the handyman was great

Electricity and gas cost is a meaningful amount more each month (we paid around €225). You must set an internet installation date weeks in advance with Virgin, do not wait until you move in.

There is a good range of bus transportation both to city centre and airport within 15-20 mins from the complex and one bus line that is in very close proximity (
How has the building management responded to any problems or issues you have raised:
Yes when it came to maintenance. There is an internal system through which tickets can be raised. the answer and intervention was fast and problem was readily solved
Please share one thing (or more) which you wish you had known before you moved in:
There is honestly nothing I would have wished to know before hand. I had to move here under rough circumstances and it has been nothing but incredibly positive to be able to live here, compared to what I experienced before
