Lovely new estate in a lovely and quiet location but lacking in town shops, nurseries, post office, pharmacy and GP surgery .

Please share one thing (or more) which you wish you had known before you moved in:

I wish we had know that we were moving to a place that lacks facilities if you don't drive its a big hassle to get anywhere unless you take the 21a or 21 into town.

Please tell us about the good and bad aspects of living in your local area:

Hartnell’s Farm is a reasonably quiet area. There is issues regarding parking whereby there appears to be too many cars for the allocated parking available, resulting in many cars parked on the roads. This can at times cause issue with driveway access. The bin collections are often prompt and completed when expected. There is minimal traffic noise in the area since we are slightly off the main road, however there is a lot of through traffic linking into Bridgwater. The local area itself is lovely. There are many fields within walking distance good for walking dogs. We have a number of local pubs which all do very nice food and have good sized beer gardens. There is a small coop and hairdressers located in the village which is handy for amenities. There is also many play areas within the area for children, however Hartnell’s farm does not yet have its own as planned. We are unaware of when this is likely to be built currently.

How has the building management responded to any problems or issues you have raised:

Initially they were helpful and sorted anything needed however post snagging period, there was a lot of resistance to solve any issues that had come from poor work. This was however minimal for us and therefore we didn’t pursue as hard as we could have, because it was easier and not too costly for us to solve ourselves.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known the poor carpet quality provided by persimmons over a short period of use - we have been in our home for nearly 2 years and the carpet in our lounge is coming away at the edges and bubbling in the centre. This now needs to be changed.

This local area is outside of taunton and therefore to get a wider range of shops you must travel into town. Otherwise the selection near the property is limited

Please share one thing (or more) which you wish you had known before you moved in:

We wish we knew how long the repairs would take that came with the new build as some of these still haven't been sorted

It's alright living here, the only problem would be that there is a lot of traffic coming through the area where I live so it's hard to get into town.

How has the building management responded to any problems or issues you have raised:

All problems were solved when I reported them and they were solved fast.

I did not wish to know anything else before I moved in here.

Please tell us about the good and bad aspects of living in your local area:

Local area is great with lots of walks out into the countryside but still only 10 mins into Taunton. Couple of local restaurants, large destination garden centre and a local co op and hairdresser. Main bus route into Taunton. Parking is an issue, not enough spaces so pavement parking creates a nusiance. It seems a relatively quiet area.

How has the building management responded to any problems or issues you have raised:

Snagging was only very minor and all has been sorted. Shrinkage has been minimal too but did follow the advice in the booklet.

Please share one thing (or more) which you wish you had known before you moved in:

The houses at the back ,same type as mine, are being built higher so they over look. The land must be sloping but that gradient wasnt noticable when it was just a field. You dont see that on the plans and I may have picked a different plot if had I known.
