I would have liked to have known the full intentions with the land around the estate as the estate seems to be forever growing which is a little concern for the state of the traffic

Easy access to plenty of shops. Limited access to green spaces for dog walking and play parks for children. Regular anti-social behaviour in Stane Park car park from boy racers of an evening.

How has the building management responded to any problems or issues you have raised:

Any reported issues have been quickly and effective dealt with.

Please share one thing (or more) which you wish you had known before you moved in:

Noise from boy racers on Stane Park can cause disturbance most evenings. Whilst this isn’t too bad with windows shut and positioning of our property, others are more greatly effected.

For shops it’s amazing, great for being near road links, close to good schools. Bad point, it’s very busy & slightly congested

I think the back gardens should be turfed for people as they move in, we all spend enough ti then not get an actual grassed garden I think us a bit poir

Turn the en-suite into a walk in wardrobe area, I don’t think a 2 bed needs 3 toilets!

Please tell us about the good and bad aspects of living in your local area:

Living next to the Stane Leisure park is far from ideal due to the excessive noise from boy racers every evening. Loud music, screeching tyres, revving engines and beeping horns can be heard intermittently for hours, until after we have gone to bed. Noise pollution is a well-known stressor and it has a huge impact on our quality of home life. The smell of chicken from KFC can also be frustrating. When we moved into our home, local searches did not show that Stane Park was being built and we were told by the housing association that the plot was being used to build further houses. It is useful to live within walking distance of a number of shopping outlets, and further shops are being built nearby. We are just fearful that the boy racers will have an even larger area to drive around and therefore the problem will increase. Parking is a big issue around the development, with cars persistently parking on the road and not in their drives. This makes it difficult to give way, particularly when on a bend where parked cars prevent you from seeing what is coming the other way. Maintenance is also an issue. It usually takes months for any issues to be resolved from the date of raising them, or they get ignored altogether. We have not got one example where an issue has been resolved on the first go - it doesn't appear that maintenance work can ever be done correctly the first time, so further work has to be conducted thereafter. For example, the pavement outside our house has been dug up twice already because it was not completed correctly the first time. On both occasions, the front of our house was cordoned off and we were never forewarned about it.

We wish we knew that KFC was going to be built right near our house as we probably wouldn't have moved in due to the noise pollution. We were also unaware how poor the customer service would be which makes any issues difficult to address.

The proximity of our property to KFC/Stane Leisure Park.

Please tell us about the good and bad aspects of living in your local area:

Great links to supermarkets, restaurants and shops all within walking distance The only negative is the dip on our road which creates flooding when heavy rain falls.

Just how big the development was going to be when finished !

What is the best feature of your home:

The best feature of our home would be how warm the house is kept without heating.
