Great Family-Friendly Development with Room for Improvement in Aftercare

Living in this area provides a good range of local shopping options, including a Tesco Extra, Aldi, and Middleton Shopping Centre just 5 minutes away. Public transport is available with a bus route to central Manchester, though it can be unreliable, leading to more reliance on driving, and there's no tram service. The area is ideal for families, with plenty of open spaces and a beautiful park right in front of your house, making for a scenic and peaceful environment. Parking is convenient, with each house having its own driveway for two cars, though busy days can fill the drive. Bin collections are regular, and landscape management is efficient but expensive. The street itself is very quiet with no traffic noise, and while there have been reports of anti-social behavior in the older development a few streets away, your street remains peaceful and safe.

How has the building management responded to any problems or issues you have raised:

Building management has been slow to address issues, often stating they are not covered under the warranty. For example, the back garden fence flaps in the wind, and they claim it's not under warranty, as was the case with patio doors that weren’t closing properly. This has been frustrating and highlights the need for better aftercare responsiveness.

Please share one thing (or more) which you wish you had known before you moved in:

One thing I wish I had known before moving in is how slow the aftercare process can be, and that certain issues like the back garden fence or patio doors might not be covered under the warranty, even though they seem like structural concerns. It would also have been helpful to know that the landscape management fees are quite high, which adds to the ongoing costs of living here. These are things that aren't always apparent during a typical viewing but are good to be aware of for new residents.

After almost 2 years, my opinion remains the same: The street is very quiet with dedicated parking for each plot. There is a small park area which provides some green. Bin collections takes place every week with no disruptions

Yes, they have been a bit slow in responding, however all issues have been resolved

Please share one thing (or more) which you wish you had known before you moved in:

Nothing really, my move in experience was smooth and the developer helped me during moving day. I am happy with the property

I really enjoy living here but there are a few cons

Pros - close to the local shops, supermarkets and town ctr - 5min walk to local bus stop - 11 min drive to Heaton Park - isolated from main street, traffic and noise - parkings for guests - a lot of green, trees and grass squares - friendly neighbourhood, no anti-social behaviours - overall, the area is safe to live and walk at night Cons - no metrolink or tram in the area - burglaries reports in the area, installing house security systems is recommended

How has the building management responded to any problems or issues you have raised:

Building managment was very helpful so far. They responded and fixed most of the reported snags.

Please share one thing (or more) which you wish you had known before you moved in:

You can ask for keys in the office a week or two before officially moving in to make flooring, wall painting, wallpaper etc.

I love where I live. The development is nice and quiet and I like how there is visitor parking as well.

Yes thwy are always happy to help and will answer any questions we have

I wish I knew more about the land boundaries and know which part of the front garden is ours

The street is very quiet and only residents from the development park here. There is a small park area which provides some green. There is dedicated parking for every resident, so parking is not an issue. Bin collections takes place every week with no disruptions

How has the building management responded to any problems or issues you have raised:

There has been some response, however only a few of my logs have been successfully resolved. Many of my defects are still unresolved

Please share one thing (or more) which you wish you had known before you moved in:

Nothing really, my move in experience was smooth and the developer helped me during moving day. As I said before, my only complaint is regarding the after care response
