Please tell us about the good and bad aspects of living in your local area:

Swaffham is a nice historic market town, there are quite a few choices when it comes to restaurants and pubs but without many national chains. In terms of shops, there's plenty of choice for food, including a small Asda, Tesco and Waitrose (I think we would benefit from a Lidl or Aldi), there's also a great choice of local independent shops (Impson butchers is amazing). Free parking available in the town centre and a real community feel. Road connections are great with the A47 less than 5 minutes away, bus travel is also great with connections all the way to Norwich and Peterborough available, however the nearest rail station is about half an hour away. Great Post Office, sorting office is opened very few hours though. You'd be better to avoid petrol here as it's between 5 to 10 pence per litre more than Dereham and Kings Lynn (only BP and Shell in Swaffham). The BP garage has Amazon lockers available, I'd take advantage of these as they are so close to our development. In Swaffham I'd say there's an average amount of anti-social behaviour but must people are friendly and say hello to each other when out and about on walks.

Get a snagging expert in and prepare to keep fighting to get issues resolved. You can only have Fibrenest broadband, this is a reasonable price and speed but this is the only service you can have, there is no BT phone line. Swaffham is lovely though and has such a community feel, I didn't know this before hand but am so happy I do now.

What is the best feature of your home:

For a not a massive square foot the house seems so big, the garden is a lovely size and the garage is a real bonus.

Please tell us about the good and bad aspects of living in your local area:

Pedlar's Meadow is very close to local amenities being a ten minute easy walk into town. The doctors surgery is 5 minutes away. In the town you have a great range of shops including Boots and two further chemists, two supermarkets (Asda and Iceland), numerous quirky shops and many cafes and restaurants. Tesco and Waitrose are on the outskirts of Swaffham. Although we haven't used it, there is a bus running regularly into Norwich. There are three good pubs in town, all serving food. To go to London, we catch a train from Downham Market, which gets you there in two hours. The development is quiet and despite the proximity of the main road, traffic noise is not invasive. Neighbours on the estate seems very friendly and take a pride in their new homes. The best part of living here for me is the wonderful choice of dog walking routes that can be accessed on foot without having to get the car out! There are numerous long distance walks in this area of Norfolk and we are right on the doorstep of the famous Peddar's Way! The Nar Valley way is also easily reached.

We bought our home when it had been previously reserved for another customer, so choices had been made/not made. Wish we had spoken up earlier about needing a shower over the bath, as we now have to retro fit one. Even if choices have been made, its worth trying to get them changed if not already fitted. The wardrobes cost a fortune, but we are pleased with them. A lavish spend, but I needed to be as straight as I could be relatively soon after moving in with three children!

What is the best feature of your home:

Wheelchair accessible doorways, lovely big kitchen, 'just enough' garden which is not greatly overlooked. Its so warm - great when you know the heating bills are rising and rising! The insulation properties seem great as would be hoped in a new build. I love that the rooms are very generous sizes, and our en-suite shower.

The local area is fine and close to travel links. There are shops and facilities within walking distance.

That you only get the choice of one internet provider, which is built in with the houses.

What is the best feature of your home:

Having a garden, 2 parking spaces and having downstairs toilet is also useful.

Walkable distant to local town which has all amenities, and still with all the benefits of living in the countryside (Pedlars way on the doorstep). A47 nearby it’s a commutable distance to Norwich and other towns. Lovely neighborhood, very quiet development. No issues with parking however as the development grows and demand increases this could change.
