No response even after 15 months. Customer service is terrible. They don't care after getting your money.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known about their racist behaviour. They have built a unsafe house for me

The location is great and the development looks nice as a whole. Unfortunately my experience hasn't been so great, hopefully this is not the norm. We had problems and this was added to the snagging list however the repair work was shoddy and resulting in more repairs then would have been required if done properly. This is not the workman's fault as all works had been triage by HO and were told what to do, which seems to be botch jobs. Also a communal area and pond was promised then retracted to fit more houses.

How has the building management responded to any problems or issues you have raised:

No, we had to chase and chase for any responses/resolutions. Useless onpleaece the sale has completed

Please share one thing (or more) which you wish you had known before you moved in:

You can expect follow up works, please follow up and push for a good quality as this may cause you future problems, you may need to speak to an expert. It was only because I knew worker in the trade that it cake to light they were botching the jobs.

Design: narrow roads and no visitor parking bays. Morris homes seems to start cramping more houses as they progress through the phases.

How has the building management responded to any problems or issues you have raised:

Yes, when it was under warranty. The estate has only been handed over to property management - never used them

Please share one thing (or more) which you wish you had known before you moved in:

Should've seen the model first, wouldn't buy this model again. Consider road layouts, parking bays, number of entries and exits to the development. Number of houses planned - Morris didn't keep their promise in this case. Children's kickoff areas not complete - lived here for 5 years now, my kids are growing out of it now. Now buyer - please ask the timescales of certain facilities.

Generally good given poor road design

Please tell us about the good and bad aspects of living in your local area:

There are no local shops on the development, nearest shop is coop 15-20 mins walk away. Likewise, no other business on the estate, other that take-away run from one of the private houses. Some drug dealing observed which is a worry. Parking on my particular Road is fine (Cowslip Close) but parking elsewhere on Poppyfield Rd is difficult with cars blocking for emergency vehicles/pavements. ||the road is too narrow.

How has the building management responded to any problems or issues you have raised:

Yes, all problems raised were dealt with although poor quality windows cant be fixed.

I dont think new residents appreciated just how bad the parking would be

A quiet gem on the outskirts of Northampton

Please tell us about the good and bad aspects of living in your local area:

Our development is close to local Nursery Schools, Pharmacy, Vets, Small Supermarket (Situated just less than a miles walk if you don't drive). There is a Doctor's surgery situated in Wootton, however, it's subject to a waiting list so it may benefit trying other local GP Surgeries like ours at Grange Park (5 minute drive). They are an amazing surgery. There are various services available in our area such as Starship robots which will deliver your groceries within an hour. We also have access to Deliveroo, Uber Eats and Just Eat for any great takeaways. As we are on the outskirts of Northampton town centre, you can expect to reach the town within 10 minutes by car (traffic allowing). There is plenty of bars, restaurants, supermarkets and shops available without travelling far. There is also easy access to Riverside Retail Park which has a range of shops and restaurants. With housing being added, the main entrance Poppyfield Road can see busy times at peak times of travel, however generally it's a very quiet and relaxed area. Our street is friendly and welcoming. Bin collections are always completed around 8/9am on a Thursday - without too much disruption. There is plenty of parking if you're a resident, and if you're just visiting.

Really, there is no surprises good or bad to be shared! Its a really stress free and simple experience in this community.
