Please tell us about the good and bad aspects of living in your local area:

The local area is fantastical the town has great facilities and a lovely feel to it. We are also on the edge of the Yorkshire Wolds which are beautiful.

How has the building management responded to any problems or issues you have raised:

Building management have been very slow to respond to issues. They also fail to manage snags well we have had to report snags multiple times they don't track which have been closed and we have had to host several visits for the same snags to be inspected

Please share one thing (or more) which you wish you had known before you moved in:

Inspect very closely and be very clear and concise on issues and snags

Please tell us about the good and bad aspects of living in your local area:

The Mile is situated in the lovely market town of Pocklington and the local amenities are excellent having easy access to shops bars, restaurants etc. Transport links are very good. Sadly the site itself is let down by poor management. For example speeding contractor traffic, huge dust problems which are reported daily but dealt with infrequently. Rubbish and debris left around the site.

Please share one thing (or more) which you wish you had known before you moved in:

Always check you will not be opposite the building compound and do not buy unless you can cope with 12 months of constant dust, noise and rubbish from the site constantly blowing all over your garden. The dust is so bad it has damaged the lawn and hedging. Our cars are unrecognizable but cleaning them is a complete waste of time.

What is the best feature of your home:

Good layout, nice size rooms and a generous garden.

Range of shops are local businesses, shops and schools are good and within a short walk. Currently construction traffic is very noisy and some cars (residents) using the street/road to speed up and down on. Parking is no issue, bin collections are good and always on time

How has the building management responded to any problems or issues you have raised:

No building/ facilities management on the site at the moment

Please share one thing (or more) which you wish you had known before you moved in:

Dates given on build completion were completely wrong, Sales reps giving wrong information and lying to customers to get a sale Quality of build was poor and rushed, poorly finished jobs

The development area is close enough to a local town with all the amenities necessary for day to day living. It’s also close enough to the countryside to be able to enjoy the scenery that surrounds the development. Overall the development area is fantastic.

How has the building management responded to any problems or issues you have raised:

Very poorly with terrible wait times for snagging items to be rectified and poor communication speeds and accuracy

Please share one thing (or more) which you wish you had known before you moved in:

Make sure you don’t sign off retention monies until all snagging items have been rectified

Please tell us about the good and bad aspects of living in your local area:

Pocklington is a fantastic market town with a great range of independent retailers, local restaurants, cafes and bars. Despite growing in size in recent years, the town has maintained its small & friendly feel. It has great links to the cities of York & Hull, but also has some amazing countryside on the doorstep. Our street is busy, with a lot of traffic on the main road and this does lead to traffic noise, but despite that it is a lovely place to live, with well laid out properties and has a safe feel, being part of a lovely community.

Please share one thing (or more) which you wish you had known before you moved in:

In hindsight, i'd have probably not bothered to get the builder to turf the garden. They essentially church low quality turf onto hardcore with a scattering of top soil. Sadly as is the case with most builders now, they strip off the fantastic top soil from the previously agricultural land, and sell it off, leaving their customers trying to establish lawns and gardens on what is essentially rubble. Really, the whole gardens need digging out and a few ton of top soil adding, before they are really fit for any sort of growing purpose.

Please share one thing (or more) which you would change about your development:

Really, the only main issue we have is the initial build quality. It wasn't terrible, but there have been numerous situations where a little bit of care at the time of the initial build, would have meant a lot less remedial work in the long run. You have to think that whilst the house may take a little longer to finish initially, getting it right 1st time should end up being a lot more cost effective for the builder in the long run.
