The property is based in a great location near the hospital and town centre. The property itself is immaculate inside and out. The customer services are responsive and very welcoming and polite and are very quick to sort out any issues you may have.

Please share one thing (or more) which you wish you had known before you moved in:

There are no issues as far as I'm concerned with the property or location.

What is the best feature of your home:

The bathroom is really well put together and it's the perfect size.

A lovely development at the top of a hill

Please tell us about the good and bad aspects of living in your local area:

Trayne Farm is at the top of Barnstaple which is full of independent shops and cafes as well as high street brands. The development is situated on a hill which makes accessibility slightly more difficult, however with it being so close to the hospital, bus links are good. We hear very little noise from emergency vehicles and traffic from the hospital is minor. All large supermarkets deliver to the development with very little issue as well. Bin collection is great and aside from weather conditions being adverse enough to alter collection, we’ve not missed a collection since moving in. The only thing I would say is that the site is still busy at the time of writing, so there are lots of HGVs coming into the estate.

Please share one thing (or more) which you wish you had known before you moved in:

Site gets busy early and it is best to be prepared for some early wake ups by heavy machinery

What is the best feature of your home:

Room sizes! I’ve always considered new build rooms to be quite small but every room has ample room and the ability to add built in storage too which is a bonus!

Good: close links to beaches and town centre. Close for work (if working at local hospital) Bad: Bit further away from link road and thus motorway

Please share one thing (or more) which you wish you had known before you moved in:

Only one road in and out of development. Ongoing building work and heavy goods vehicle are still using the road and will be for the remainder of the development (for next couple of years I imagine)

What is the best feature of your home:

Excellent garden (size and west facing) good sized rooms

Please tell us about the good and bad aspects of living in your local area:

My partner is a nurse. It seems that lots of other neighbours also work at the nearby hospital, so has a good community feel. Barnstaple town centre is reasonably close by foot or bike and offers a good retail offer and reasonable quality restaurants. The open space on the development is yet to be completed, so I cannot comment on its quality. It’s is slightly irksome that Bakers have chosen to dump surplus subsoil on the landscaped areas, which will make them less useable. Bin collection is erratic at times, but that is more due to a lack of lorry drivers following brexit and covid, making it difficult for North Devon District Council to be able to provide good continuity of service - not a fault of Baker Estates. Over all the development is of an excellent quality and of a reasonably low density. We really enjoy living here and are very happy that a home that meets our needs was available at the time we were looking to move. Sales staff were excellent. Whilst we have had some minor snags with the house, these were dealt with swiftly and efficiently by Baker Estates, so no problems there.

The external gardens are on different levels. If we had not have been a little pushy then the default would have been a very sloped garden. Need to pay attention to garden levels before signing off the relevant customer sign off. May not apply to all gardens though.

What is the best feature of your home:

Well proportioned rooms. Good kitchen and bathroom quality. Excellent base specs available High quality upgrades available Large windows Great garage and garden NHS package definitely helped to clinch the deal
