Please tell us about the good and bad aspects of living in your local area:

There is plenty of parking here. The local area offers two pubs, a social club, post office, two garages, hairdressers and a couple of shops. Public transport is fairly poor with just a few buses each day. There are a few problem areas particularly by the social housing with a lot of shouting and arguments plus cars been driven far too fast.

Please share one thing (or more) which you wish you had known before you moved in:

Make sure you look thoroughly round your new house to check for snags because it's easy to be blinded by the newness of it.

Please share one thing (or more) which you would change about your development:

I would make the fourth bedroom a double as well so that all our children could have decent sized rooms.

Poor road design Great Pastures, Warboys Phase 1

Please tell us about the good and bad aspects of living in your local area:

The house design is lovely. We have more than enough space living and bedroom space for our family. There are a few minor areas that we have altered ourselves as feel little finishing touches were missed, such as tiling in the kitchen area, a second light on the landing (Holden design), a light above shower cubicle in main bathroom, useable patio area which we have had extended. The road layout and design is extremely poor. There are a number of straight sections where inconsiderate drivers can reach speeds that are in excess of the max limit and outright dangerous. A vehicle has already lost control on a corner due to speed, colliding with the kerb stone and damaging it, narrowly avoiding a collision with a row of terrace houses. This was reported to David Wilson and the concerns for speed brought up a number of times since early 2018 with no revisions made to layout, and it’s only got worse as the development completed and phase 2 was added. This is a big disappointment and the fear of a serious accident is imminent.

There is a local Spar, bakery, pub and chip shop which are all handy to have in walking distance. Lots of good dog walks and a decent park nearby. We have had no issues living in the village.

Please share one thing (or more) which you wish you had known before you moved in:

The aspects and the views from each house vary greatly across the development. A viewing of a specific property would be required to see what kind of outlook you have, how much sun you get or how overlooked your garden may feel.

What is the best feature of your home:

Plenty of storage or space for added storage for a newbuild.

Parking on our street is excellent, bin collections reliable, there is some excessive traffic noise from other people in the estate which is disappointing.

Join the estate Facebook group, it’s been really helpful and good way to get to know neighbours/get advice.

What is the best feature of your home:

View of the communal space lovely and we love the house layout for our family.

Out of all the new build estates we looked at, Warboys felt the most characterful. We have a driveway so have no issues with parking. There’s a couple of pubs in the village, a takeaway and 2 small shops. Public Transport in the village is poor. There is an issue with speeding and noisy cars within the village and this has spread through into phase 2 of the estate. As with all new builds a certain percentage are social housing which attracts unsavoury characters. There are regular visits to the estate by the police.

Please share one thing (or more) which you wish you had known before you moved in:

I wish David Wilson had been more honest about the maintenance charges as they dismissed them claiming it was highly unlikely that the estate would not be adopted due to the presence of newts when in fact, Huntingdonshire have not adopted land from developers over the last 10 years.

What is the best feature of your home:

The best features are the Room sizes and layout of the property.
