Good transport links in terms of trains especially, bin collections good, parking on streets excessive, anti-social behaviour increasing

How has the building management responded to any problems or issues you have raised:

Quickly and efficiently before we submitted our survey, then after that everything was a battle to get snags fixed

Please share one thing (or more) which you wish you had known before you moved in:

I wish I’d known the size of the estate was going to be doubled and I wish I’d kept hold of our survey for longer to make it easier to get stuff done. Once you’ve handed that in, they’re done with you

Great amenities: shops, pubs, restaurants, 2 train stations, fab walks. Very happy with local area. Bad traffic on school lane at key times of day 8-9am and 4-6pm.

Please share one thing (or more) which you wish you had known before you moved in:

1. Plans for the open space wouldn’t be as described. 2. Not to complete home buyers survey before snag work had been carried out. Treatment before and after was like night and day.

What is the best feature of your home:

The kitchen / diner / social area which opens straight into garden

Hartford is a lovely village with all the amenities you would want. Excellent transport links and schools which is why we chose the development

How has the building management responded to any problems or issues you have raised:

Response in general has been OK although its always felt like its been far more difficult and time consumming that it should be

Please share one thing (or more) which you wish you had known before you moved in:

The public highways and paths have been a nightmare so prepare yourself for literally years of unsatifactory and unsafe roads and pavements

Please tell us about the good and bad aspects of living in your local area:

The amenities are good, there is a Sainsbury's local and a co-op nearby, a handful of restaurants, a newsagent, florist, butcher, hairdresser etc. Northwich town is not far for a choice of full size supermarkets. The wider area is lovely - we are in close walking distance to schools, the river and a woodland area to walk around. There are a couple of public parks with great play areas for kids. The Hartford train station is a good 20min walk. On our street there are no parking issues, because building has commenced on the rest of the development the main problem is noisy trucks, construction vehicles and dust. Sometimes the trucks are waiting on the road with their engines running as early as 7.30am, the noise and air pollution is concerning. There is a park on the development but it is a bit of a joke, it is a nice large area with hardly any playground equipment. Because of this no one uses it, older kids have nowhere to go so when the weather is good they just hang around on the roads making noise which is disturbing.

How has the building management responded to any problems or issues you have raised:

We really had to push and chase Redrow to resolve problems for us in the first 2 years but they did do

Just to check everything really carefully when you move in and raise issues with them as quickly as possible

Close to Hartford village Lovely neighbours, apart from a few in the affordable homes behind us - very loud, swearing, arguing, one put up a huge summer house and messy/dirty gardens

How has the building management responded to any problems or issues you have raised:

We have not contacted building management with any issues

What to expect from the handover More help with ordering extras Wish we knew how bad the finish was, how bad customer service was and wish we knew how bad the turf in the garden would be
