Please tell us about the good and bad aspects of living in your local area:

Penrith is an excellent location for the region - at the junction of the M6 and A66, and on the main West Coast railway line. Just outside the Lake District National Park, prices are lower than they would be a few miles into the Lakes, but access is easy. A reasonable range of shops and other local facilities make this a great location in the NW. The development is situated on the edge of town, 5 mins walk from the open countryside of the Penrith Beacon and only 20 mins walk (5 mins drive) from town. The estate is quiet, with good parking on the properties and on the streets. Very little traffic noise, currently no anti-social behaviour and reliable local services. There will be a shop on the estate in due course, as well as a town bus route, but these are not yet in place as the final houses are still being built.

How has the building management responded to any problems or issues you have raised:

Yes, all issues (all very minor) have been sorted within a very short timescale.

We were prepared for a good number of snagging problems with a new property (our first new-build purchase), but need not have worried.

Please tell us about the good and bad aspects of living in your local area:

Penrith is a great area to bring up children. It has a low crime rate, great schools and you are on the doorstep to the Lake District.

How has the building management responded to any problems or issues you have raised:

Responses have been slow and poor in general. It was almost like we had to fight to get anything done. I get the impression, once they have your money, you are a burden to them for 2 years.

I wish I had known we couldn't get broadband from any other supplier. They have their own company called Fibrenest and only supply a broadband connection to them, so we are now stuck with them as a service provider and they can charge us whatever they like.

Please tell us about the good and bad aspects of living in your local area:

Very good local facilities in Penrith, which has excellent transport links by road and rail. Very quiet estate with no antisocial behaviour. Lots of open space all around.

How has the building management responded to any problems or issues you have raised:

We are still on the first two years of ownership. All initial and longer term issues have been dealt with courteously and within a reasonable time.

Good, friendly relationships with the site staff pay dividends!

Great part of town on the edge with great views bit the estate needs a play park and a local shop. Already have a local pub which is in a great location

I have been in the area for a year, the access to certain shopping types is very poor, you need to travel to Carlise, the location is good to get access to the local fells and lakes.
