Living in Canary Wharf offers a dynamic urban experience. The area boasts a plethora of upscale restaurants and trendy bars, providing diverse dining and nightlife options. Transport is highly convenient with the Jubilee Line, DLR, and upcoming Elizabeth Line ensuring swift connections across the city. The district is clean, modern, and safe, with ample green spaces and waterfront views. Shopping and amenities are abundant, making daily life easy and enjoyable. However, it can feel a bit corporate! Overall, Canary Wharf is perfect for professionals seeking a vibrant, well-connected, and upscale living environment.

How has the building management responded to any problems or issues you have raised:

Yes, very prompt with all maintenance issues. The building management has consistently shown excellent responsiveness to problems raised by residents. They handle maintenance requests efficiently and resolve issues promptly, ensuring a comfortable living experience. This proactive approach by the management adds significant value to the overall resident experience.

Please share one thing (or more) which you wish you had known before you moved in:

One aspect to consider about living here that might not be evident during a viewing is the windiness of the area. Due to the high-rise buildings and proximity to the water, the wind can be quite strong, making outdoor activities less pleasant at times and potentially affecting balcony use. It's something residents often notice only after moving in.

Living in Canary Wharf is almost ideal. Great transport links, clean streets, lots of shops and restaurants. The only downside is a lack of green space which can make living there difficult for some.

How has the building management responded to any problems or issues you have raised:

They're difficult to deal with and often take weeks to respond to reasonable questions. They'll also very likely do nothing unless the tenants in the building start a petition. They don't care.

Please share one thing (or more) which you wish you had known before you moved in:

They will try to get as much money from your deposit as possible. Make sure you document everything and take all reasonable measures to do DYI touch ups before you move out. They're impossible to reason with and come back with nonsensical arguments to waste your time.

Convenient is the best way to describe Canary Wharf. Excellent transport links, dining options, and other amenities. But the more things they open the busier and louder it gets. And without a park or other open space there is no chance to relax. It's a place for professionals, not for a family.

How has the building management responded to any problems or issues you have raised:

Incredibly slow responses and often with reasonable questions outright ignored.

Please share one thing (or more) which you wish you had known before you moved in:

Go through the apartment with a magnifying glass and take a photo of absolutely everything as part of check-in to protect yourself and your deposit. It seems excessive and aggressive claims on deposits are part of their business strategy.

Overcrowded, Chaotic, and Disrespectful Property Management Company

The area is often overcrowded, which makes it feel more like an impersonal business district rather than a comfortable place to call home -- especially during Winter Lights period where you can feel the Wharf is going to sink! The constant flow of people and traffic outside can make the environment feel hectic, even if you’re in your apartment. You will also have tons of instagram model wannabe and random teenagers smoking pots around your home and drunk shoplifters raiding alcohol from Amazon Fresh.

How has the building management responded to any problems or issues you have raised:

Vertus has been shockingly unresponsive. I raised multiple issues, from utilities bills (you will be charged way more than you should) to refund of deposits (took me 6 months), and they either ignored or delayed every response. When they did finally get back to me, it was with vague, unhelpful answers. It’s clear they have no interest in addressing tenant concerns or maintaining the property properly.

Please share one thing (or more) which you wish you had known before you moved in:

I really wish I had known about the constant noise and overcrowding in the area, especially during events like Winter Lights. It makes the environment feel chaotic and impersonal, with traffic, large crowds, and groups of people hanging around the building. It’s definitely not the peaceful, quiet place I was expecting.

Perfect location - close to the water, restaurants, grocery stores, beautiful gyms, great tube lines, etc. The flat is also quiet and neighbourhood is among the safest in London.

How has the building management responded to any problems or issues you have raised:

When day-to-day building issues come up, they've been helpful, but when any contractual / lease related questions or issues come up, their service has only extended to the limit of how much money they can extract out of me. Candidly, it is among the worst service I've received for what otherwise is presented as a "premium" offering.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew that they would withdraw many of the incentives they offered to sign. Third Space gym benefit? Gone, replaced with an embarrassingly small gym. All inclusive services? Gone, have to pay for each independently. The list goes on..
