Manchester is a great place to live and having angel gardens located perfectly within the city makes getting things done easier as I am close to wherever I need to be

How has the building management responded to any problems or issues you have raised:

The concierge team has been great while I have been here. They have been on hand to help me. Kwam, James, Tashinga, Stephen & Fidela have been helpful every single time.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew how much it rains in Manchester lol but the team at angel garden always brightens up my day.

Please tell us about the good and bad aspects of living in your local area:

We have lived at Moda Gardens for 8 months and loved every moment. The location is perfect - walking distance to the Northern Quarters bars and restaurants. The team at Moda are fantastic and are on hand to help with anything 24/7. James is the Resident Ambassador and he especially has been fantastic with the organisation of the Tuesday evening 5 a side, coordination of regular events and arranging for residents to get discounts at bars and restaurants. He had built a really community feel for the residents and I have really liked that.

How has the building management responded to any problems or issues you have raised:

Yes. There have hardly been any issues but if anything has arisen it has been dealt with promptly.

If you require parking suggest you put your name on the list as early as possible.

Please tell us about the good and bad aspects of living in your local area:

Location is perfect. Flat is on a busy road but the windows provide enough sound proofing. It’s a 5 minute walk to the Arndale/Market Street and to Northern Quarter. You couldn’t be in a better spot. Getting in/out of the city is easy due to being on Rochdale Road. There are a stack of coffee spots, restaurants and shops all nearby. There’s a queue for parking at the property which was expected so we currently park at AO Arena which is only a 5 minute walk. I’d recommend joining the parking queue as if whether is bad, you wouldn’t have to leave the building for your car.

How has the building management responded to any problems or issues you have raised:

We haven’t had an issues so far. We’ve had a few questions for the reception team who’ve been great with dealing with keycards not working for doors etc.

The MyModa app is essential. Make sure you use it.

Please tell us about the good and bad aspects of living in your local area:

Great location. Down the road you’ve got a great selection of bars and restaurants. Co-Op open until 11PM Monday - Saturday and is 30 seconds away. Shudehill tram stop a 5 minute walk away. It’s been really straightforward living here. The management of the building is fantastic, and really attentive and considerate of the residents at Angel Gardens. In particular, James has been brilliant in resolving any issues I’ve had in my two and a half years living here. James has also been instrumental in organising and facilitating a weekly football match between neighbours on a weekly basis, which I’ve really enjoyed attending. The Angel Gardens team have provided a brilliant living experience.

How has the building management responded to any problems or issues you have raised:

Promptly and diligently. I’ve had minimal issues since moving in, but they’ve all been attended to.

I wish I knew what a community I’d be moving into. Everyone is friendly and welcoming.

Been great living at Moda angel gardens, would highly recomend, big up James and Ralph, those 2 really do make the place

Yes, all have been sorted, some took longer than would have liked but all have been sorted

Under staffed when getting parcels or help in desk
