lot of parks nearby. Street relatively quiet. Few trains close to the building which is good. Shops not too far by walk . The train is really close to the building, which in summer can be really annoying.

How has the building management responded to any problems or issues you have raised:

Building managers most of the time does not even know completely the building. They took more effort to show that they are doing "something" that to actually fix the problem. They are quick to answer, but their fix are not reliable and they need to be "encouraged" most of the time.

Please share one thing (or more) which you wish you had known before you moved in:

Nothing particularly, it meet my expectation. Only thing really surprised me was the lack of fiber physical connection.

There is always road rage due to the road being narrow & large flow of traffic. Parking is difficult they increased the double yellow lines & reduced availability by half last year. Transport links are good though. There are few parks close by and river is walking distance. Lots of shops, market & schools close by. Over all its pretty descent area.

How has the building management responded to any problems or issues you have raised:

They are very slow, don't communicate well & lack customer service skills.

Please share one thing (or more) which you wish you had known before you moved in:

Water pressure (shower) could be a lot better.

Please tell us about the good and bad aspects of living in your local area:

Arklow Road 27 is located in a quiet part of New Cross, very convenient links to Central London via Train and Overground, about 8 min walking distance. There has been constant change and construction work in the area with neighbouring resident blocks Deptford Foundry and Amersham Vale Scene (next to Charlottenburg Park) launched. Another block on the corner of Edwards Rd is coming up next. While there aren’t many shops or cafes in the immediate area I value that the surroundings are mostly quiet and peaceful and the proximity to Greenwich and the river Thames Path is fantastic. However if you are facing the trainline to the back, then you might suffer from a bit of noise. There is free parking in the street although it can get busy at times. Bin collection is mostly on time but there’s often not enough capacity for 44 flats.

How has the building management responded to any problems or issues you have raised:

They do try to respond but you get the feeling that this development is not their top priority. Maybe it’s because our service charge was kept low for one bedroom properties. Residents are raising multiple issues from bike thefts, rodents in the flat, parcels stolen etc as well as a waterpipe burst which flooded the building and still requires ongoing service, the management company could have been more proactive in dealing with this situation

Please share one thing (or more) which you wish you had known before you moved in:

1. Bikes are not safe despite them locked in a gated community garden. 2. Rodents appear even in new flats

Not a bad location... proximity of Greenwich Park is great. Not loads of shops around but Deptford High St not too far away

Please share one thing (or more) which you wish you had known before you moved in:

That Pocket would much rather concentrate on potential new clients than their existing ones
