Local area around the property was nice, no complaints here. Underground parking, bike storage. Outside was fine.

Beautiful Development, but Always Big Surprises!!!

Please tell us about the good and bad aspects of living in your local area:

One of Good aspects is the location facing the Garden, luckily on the 3rd floor, facing to the tops of threes and wonderful views Olympic stadium. Unfortunately the the maintenances of the courtyard, the gates and the bin collections haven’t been respected and there’s always some issues of the radiators, the intercom. It seems 10 years warranty of the building hasn’t been fully respected about the buildings. There’s always horrible scratched window glasses, Bins have been full all the times, dysfunctional. The bike shed door had been broken for six months and nothing had been don so far. There’s a load of bikes stolen, not only damaged like mine! Anyway, brand new beautiful building of a new development, but there’s always some bad surprises like anywhere. Transport links are very good, but vandalism had been observed last couple of years, young people’s smokings are quite frequent in the park. There’s no traffic noise from the bottom of the courtyard. Ms Baxter of aftercare has been so efficient, but not others, I am afraid. There’s always good and bad aspects in the area.

How has the building management responded to any problems or issues you have raised:

My door mat had been stolen, when the caretaker of the next building had threatened me to open the door. There’s some neighbors whose rag had disappeared from the courtyard. It seems these people had stolen my door mat for the revenge without any proof or footage of CCTV. It’s a door mat, but it’s very sad to loose door mat by someone I don’t know.

Please share one thing (or more) which you wish you had known before you moved in:

I should have know BT Broadband was the only option for the building, and the handover person had mentioned about it differently. I had unfortunately to cancel EE Broadband contrat. I also wanted to views the flat before signing the tenant contract, but was impossible.

Very good transport links, close to parks and canals. not very many shops, restaurants or bars. No parking.

N/A- Kitchen cupboards rather high and very hard to open

Great flats in a great location

Please tell us about the good and bad aspects of living in your local area:

Really close to a tesco superstore as well as smaller supermarkets nisa, coop and tesco. Also loads of lovely local pubs. Short walk (around 20-25mins) from victoria park but also a quaint park behind block of flats, useful if you have a dog. Transport links get you anywhere you need to go quickly. DLR at Bow Church, Distrct/ham city at Bow, and central at Mile end as well as loads of buses. There is no parking availability which is a major downside and also it seems that the bin collections need to be more regular as the bins outside the flats get full very quickly and there can be a few days where boxes and bin bags build up around them. Luckily my flat is facing the park so I don't see this as much but something for L&Q to work on. No anti-social behaviour and you cannot hear the traffic noise much at all.

Please share one thing (or more) which you wish you had known before you moved in:

Difficult for food deliveries as you aren't allowed a fob for the main gates so they have to stop on the road.

What is the best feature of your home:

The best feature is the large size of the flats and the high quality of all the finishings in the flat.

Lovely flats, lovely neighbourhood and neighbours, but property management is negligent to residents' safety

Please tell us about the good and bad aspects of living in your local area:

The area around Bow is lovely, great little pubs, Roman Road isn't too far, there is access to a large Tesco. The canals, Olympic Park, Victoria Park, are all lovely for walks. The buildings are about an 8 minute walk to Bow Road Tube Station and only 5 min walk to Bow Church DLR station. There is no parking on site, but there is resident parking close by. Bin collections have been an issue, but that is not necessarily L&Qs responsibility but the council. There are consistent problems with the gates that have street access on Bow Road which brings in public behaviours, cars hanging around the entrance with groups of intimidating and hollering men, teenagers from the area stealing bikes and hanging out in the stairwells of our buildings. This has all been raised multiple times to the landlord and property management with little to no response until a group of residents should loudly about it, evidencing negligence to residents' safety with these examples.

Please share one thing (or more) which you wish you had known before you moved in:

Absolutely love the flats, very homey, I just wish I would have known or an expectation would have been set that it's not really a gated community when the communal entry systems (both on the street - Bow Road and into our actual buildings) are consistently broken. (75% of the 16 months I have lived here)

What is the best feature of your home:

The spacious flats, modern utilities, colour, decor, outdoor space and lovely neighbours.
