Burgess Park is great. Camberwell is vibrant. Tube links poor- bus links good. Edmund St is nice and quiet

Service charge process is so poor- watch out for the extra costs and lack of transparency

Transport links by bus are good. Camberwell town centre with shops bars and restaurants is easily walkable. Access to major hospital services is close by. Being located directly next to and looking out onto Burgess Park is great.

Whole process buying off plan was subject to huge delays. High service charge is regularly increased.
What is the best feature of your home:
Well insulated. Generally good quality finish. Very bright and airy. Excellent views from south west facing 45sq meters private roof terrace.

Parking restrictions is really difficult for person like me single mon with 3 kid . Landlord should send letter to all tenant to respect the building maintenance.

Nothing all is ok .the area is quite and nice .very nice

Good transport. Lots of local shops. Park walking distance which is good when you have pets. But lots of dodgy people around lots of mail/parcel theft

Excellent local shops, doctors and medical facilities - and a beautiful park close by. NHG management is often slow to react to issues. We faced £75,000 bill to replace the entry system which in Barrett Court - until the resident association chased things, and "switch was flicked" and it was restored. It takes years for relevant receipts for past paid invoices to be supplied - why? Property management officers change with alarming frequency. Surging heating and service charge cause anxiety among many residents.
Please share one thing (or more) which you wish you had known before you moved in:
Look after your MVHR unit - many were installed in a way making them unserviceable, they were old when installed and can cost thousands to replace. Get to know the residents' association - your only push back when charges surge to become unaffordable, as they are right now. Keep all letters from NHG.
What is the best feature of your home:
The flat I lease in Hodgkin Court seems to have been built to a solid standard, and I enjoy living here overall.
