Please tell us about the good and bad aspects of living in your local area:
Hayes is a very diverse area so I enjoy living here. The development is less than a minute walk to the high-street where you’ll find a local Tesco, CoOp, three gyms including a climbing gym and leisure centre with a pool, pharmacies, salons, beauty places and grocery stores selling fresh fruit, veg and ethnic food items. There are also two churches and a mosque 10-15 min walk away. The train station is a 6 min walk away. It’s a relatively quiet development with low traffic as it’s on a one way street and there’s plenty of underground parking. A new local cafe opened up serving sandwiches and good coffee about 4 mins away, but within the development area. Really accessible and great place to live.
How has the building management responded to any problems or issues you have raised:
Quickly, professionally and with a lot of kindness. It’s never your fault which is a breath of fresh air as a tenant, they just want to work with you to get it fixed!
Please share one thing (or more) which you wish you had known before you moved in:
Nothing really, the process was very informative. If I’m honest, it’s better than is described on their website. I got the apartment and paid before even seeing it - that’s how reassuring and quick the process was!

Plenty of local shops and transport links only a walking distance away. Always spaces to park and the area is well maintained and clean. There is a small Coop just at the bottom of the building so you know you always have quick access to essentials if needed!
How has the building management responded to any problems or issues you have raised:
Very quickly, by email and whatsapp. They're quick to find a good solution and send out engineers to fix
Please share one thing (or more) which you wish you had known before you moved in:
If you're a smoker, there isn't any covered areas to hide under when it rains!

Ideally located if you are looking to commute to central London. Elizabeth line makes it very easy and quick. So far have not come across any bad aspects. Can't do bbq, so that's a bummer.
How has the building management responded to any problems or issues you have raised:
Their response time is pretty good. Everything seems to be in house, so that helps.
Please share one thing (or more) which you wish you had known before you moved in:
Permission for a gas stove and bbq would make it perfect.

Yes they've been quick with all sorts of maintenance enquiries

I really enjoy living in this area. It’s conveniently located, with the train station and bus stops just a short walk away, making commuting easy. The local high street is nearby, offering a great selection of shops, restaurants, and cafes, which adds to the area's appeal. One of the best things about living here is that it's quiet and peaceful, despite being only about 10 minutes from the main amenities. This gives it a nice balance of convenience and tranquility. The neighborhood itself is lovely, with little traffic noise, good parking availability, and reliable bin collections. As for the landlord, Sajid has been incredibly attentive and helpful, always ensuring that we have everything we need and that our living experience is a positive one. Overall, it’s a wonderful place to live!

The building management has been very responsive to any issues I've raised.
Please share one thing (or more) which you wish you had known before you moved in:
everything has been perfect since I moved in. However, one thing I wish I had known beforehand is that the noise from the nearby train station can be a bit noticeable at times. While it’s not a major issue, it can be a little disruptive, especially if you have your windows open. That said, it’s easily manageable by keeping the windows closed. Other than that, I’ve had no complaints and have really enjoyed living here!
