Lovely place to live

Please tell us about the good and bad aspects of living in your local area:

Great location near to M1 and M69 so easy to get around. Only 20 minutes to Loughborough train station so easy to get into London. Development is lovely although there are a number of cars always parked in the road which is a shame. Most residents keep their front lawns very well kept. Some areas to walk dogs but sadly no dog poo bins and people getting more and more lazy at picking up after their dogs! Street lights stay on ‘full beam’ all night which seems a dreadful waste of electricity and does beam into your home if you live near one. Everyone friendly and a great FB page for people to share items for sale and updates of development events being held.

Please share one thing (or more) which you wish you had known before you moved in:

Traffic. Road infrastructure is not updated to cope with all the new developments on Grange Road.

What is the best feature of your home:

Juliette balcony making home feel spacious and light as you walk in the door.

Great designed houses with plenty of space

Laura (Owner)

Sept 2024

Please tell us about the good and bad aspects of living in your local area:

No children's park on site yet. Still waiting for a local shop. Also told school would be built on site which now hasn't taken place. Most houses have adequate parking.

Please share one thing (or more) which you wish you had known before you moved in:

That there wasn't going to be a school built on site. We went with this development over the Hastings park for the school

What is the best feature of your home:

Design of the house - be have a big kitchen/ diner to the back do the house that we really like.

Perfect Home with Great Design and Energy Efficiency

Lidia S (Owner)

Please tell us about the good and bad aspects of living in your local area:

Living in this area has its pros and cons. As the development is still recent, there aren't many shops nearby yet. However, small markets are about a mile away, with larger ones two miles away. We're expecting a new school and more shops as part of the project. The closest restaurant is The Birch Tree pub, about 0.7 miles away. The area is surrounded by green spaces, including a fantastic footpath for walks. Public transport is still lacking, with bus stops 0.7 miles away and buses every 30 minutes, making it more suited for car owners. Parking is convenient, with most homes having two or more spaces. Waste collection happens weekly, alternating between recyclable and regular waste. There are no issues with traffic noise or anti-social behaviour, and the only sound we occasionally hear is the trains passing by.

Please share one thing (or more) which you wish you had known before you moved in:

One thing I wish I had known before moving in is how limited public transport is in the area. The bus stops are 0.7 miles away with 30-minute intervals, so it's definitely a location more suited for car owners. I would advise new neighbours to plan for driving convenience.

What is the best feature of your home:

The best feature is the combination of modern design and energy efficiency. The thermal insulation provides significant energy savings, making the home both comfortable and cost-effective.

In comparison to other new builds the curb appeal is good

Please tell us about the good and bad aspects of living in your local area:

Our development has some new shops being opened nearby. The first of these is an Aldi which has just opened. I am eagerly awaiting the next things to open nearby. The information as to what these will be is a bit limited but I believe there should be a daycare and a cafe. It would be nice to have a barber/hairdresser and a modern community centre as well. In the other nearby estates there are small play areas, but our estate specifically doesn’t seem to have any good ones.

Please share one thing (or more) which you wish you had known before you moved in:

Why there is not an electric car charger as standard on the house. Some recommendations around solar panels and whether these could have been extras or even a potential aftermarket sales item from a company recommended by Davidsons specifically. I wish we had known more about the local shops that were going to be built.

What is the best feature of your home:

In comparison to other new builds the curb appeal is good. The rooms are spacious, the garden is a good size, and the parking is good.

Builder shows no urgency in finishing and tidying up the development.

Please tell us about the good and bad aspects of living in your local area:

Absolutely no local transport (bus stops) in easy walking distance. No shops on the development (despite them being promised. NO promised children play areas. Road that would have taken us to a new Aldi store still not opened. A fairly quiet street.

Please share one thing (or more) which you wish you had known before you moved in:

True time to complete the development. Fed up with still living on a building site after two and a half years.

What is the best feature of your home:

Plot is a good size. Parking on our driveway is more than adequate although Davidsons seem to be shrinking the garage door size. More recent builds have seen the width of garage doors smaller than ours. I can JUST fit my car in the garage with one inch either side to spare.
