Please tell us about the good and bad aspects of living in your local area:

The Elizabeth Line is in close proximity (approx 10 mins walk from the properties) and there is some, albeit poorly maintained, green space around the properties. There are instances of people smoking cannabis in these areas but this is infrequent. The local surrounding shops/restaurants are run down and of poor quality but there are large supermarkets within walking distance. Apart from the constant building work, the area is fairly quiet as is Nestle Avenue with low footfall/traffic. There is plenty of parking in the development thus far which is convenient.

How has the building management responded to any problems or issues you have raised:

We have had to report issues with our shower no less than five times, the most recent of which, we were told that the work has not been completed due to a miscommunication from the contractor. We still have a hole in the wall outside our property which has been there for over 6 months when they wanted to inspect for cracks. When we have raised issues, there constantly seems to be blame tennis played between Barratt and First Port for who can be the least helpful

Please share one thing (or more) which you wish you had known before you moved in:

If I knew of the poor quality of both the properties and how Barratt and First Port deal with such things, I would not have purchased this property.

There are great facilities in the local area. Perhaps the walk to the station is a bit longer. There should be a shortcut, but there isn't. Perhaps it would be good if a bus can stop on this very long road. Other than that the area is quiet.

How has the building management responded to any problems or issues you have raised:

They said they will look into but nothing. So I will be speaking to my solicitors. Very poor.

Could not see how the main bathroom looked like with a bath.

Still lots of construction going on and would be interesting to see how the community booms once completed.There are a lot of superstores around and the Elizabeth line is 10mins walk away. the roads could do with a better lighting

Their customer service line have been very responsive and often very quick in addressing the issues.

Please share one thing (or more) which you wish you had known before you moved in:

Would have been good to know in detail which property management will be taking over and their responsibilities. Things like window cleaning from the 3rd flr is assumed that it is included, but it is not. Would also be good if Barratt was transparent of the current legislative laws in discussion that may affect our decision in buying - I feel disappointed in this aspect as before I moved in, the ground rent has been abolished but Barratt have not notified us that this was a possibility during exchange of contracts. Now I live in the sole block with it the development that pays ground rent.

There's not much traffic and there are many schools and shops near the area. We usually aren't able to walk to get to parks and it is sometimes noisy.

How has the building management responded to any problems or issues you have raised:

They're pretty quick in the beginning but getting slower over time.

A clear communication of when communal things are completed like gym, playground.

Wide range of essential shops within walking distance to the town of Hayes. ASDA and Tesco very close, within 10 mins. Train station also 10 mins.

How has the building management responded to any problems or issues you have raised:

Any issues have been dealt with in a timely manner.

Tips about local area included in sales pitch. Virtual 360 view of actual apartment prior to purchase.
