The area is fantastic. Lots of great restaurants and cafes. Close to both Victoria line and northern line. It’s not to crazy with people as of yet but still has a good buzz.

How has the building management responded to any problems or issues you have raised:

They respond very slowly and take ages to sort anything out.

Please share one thing (or more) which you wish you had known before you moved in:

Wish I had known what the letting agency was going to be like. Terrible at getting back to us.

Please tell us about the good and bad aspects of living in your local area:

The good: Nine Elms, and particularly Embassy Gardens, is a very pleasant area to live in if you're looking for somewhere central & well connected but not too busy. It feels exceptionally safe, clean, modern, and now has fairly good amenities (Waitrose + a couple of restaurants and cafés). The bad: you're right next to a train track, and the trains are very loud. Though the trains are less frequent at night, it's not uncommon to hear unbelievably loud train horns in the dead of night. This is not good in the warmer months when it's necessary to have windows open. There is also an industrial area immediately on the other side of the track (Vauxhall Market/Covent Garden Deliveries), where beeping forklift trucks can be heard almost non-stop through the night, 6 or 7 nights a week. A complaint to the local council yielded nothing as this is an industrial area. During the daytime you will also hear a lot of building work. It's also worth noting that there is no parking available, except for short periods in Waitrose.

Great thing about this neighbourhood is that you are still in Zone 2 with great transportation to Central London. However with this area being relatively young and still developing, the choices for food, drink, shopping is very minimal. Not only that I feel that the amount of construction definitely produces a lot of waste, traffic and overcrowding.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew that the facilities (what little there are) are shared amongst the whole development. Therefore there are lack of resources, space, things broken, missing and constantly dirty. Also not to sound uptight, but I wish I knew that the development was a mixed income/subsidised housing complex. I am paying lots of money and taxes to have my property be mistreated, monopolized and destroyed by ungrateful and unappreciative tenants who are living here funded by my tax dollars. Show some respect. Show that you are grateful. Recognize that you are blessed.

What is the best feature of your home:

The layout of my home is it's best feature as well as the fact that I have a balcony as green space is key to home tranquility

We love our apartment, its in a great location with walking distance to vauxhall station and battersea. It does get noisy with the shared communal garden especially when everyone is out during the summer.

How has the building management responded to any problems or issues you have raised:

In terms of repairs the communication has got alot better, however when we first moved in it was very bad communication with the landlord

Please share one thing (or more) which you wish you had known before you moved in:

we wish we were aware of how noisey things get in the communal garden at all hours especially in the summer

The area is developing and there are more and more bars / coffee shops opening. On he downside the trains are very noisy and there is no parking.

How has the building management responded to any problems or issues you have raised:

Issues have been resolved after a lot of chasing and delays

Please share one thing (or more) which you wish you had known before you moved in:

I hadn't realised how loud the trains would be, and since Christmas the construction work on the rail has been a huge problem, with many nights works happening at 2/3am.
