Great development, shame about NHG

Please tell us about the good and bad aspects of living in your local area:

It's a great area in terms of proximity to local businesses with Walworth Road a few minutes walk away. Elephant Park is lovely and still being developed, a lot of money for development has been put into the area to uplift it. Transport is very convenient with a lot of buses available to various locations leaving from Walworth Road. There are 2 tube stations within a 10 minute walk. The only issue is some anti social behaviour around the local area which is a real shame

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known more about how NHG are to deal with as the landlords

What is the best feature of your home:

I love the underfloor heating and also the size and layout

Please tell us about the good and bad aspects of living in your local area:

Very central, can walk anywhere in zone 1 London and every night bus takes you directly home. Fantastic tune line access.

Please share one thing (or more) which you wish you had known before you moved in:

To pay for a snagging expert from day one to find small issues... Had to pay myself years after

What is the best feature of your home:

Big windows, large balcony, lots of light with great views.

And it should have been such a wonderful development...

Please tell us about the good and bad aspects of living in your local area:

There is significant light pollution from a pointless sign on the Morrisons building. The only people that can see it already know it is there and are quite aware from the endless stream of lorries delivering to their goods yard. Unfortunately, most seem unable to get in without running into the street signs/wall/manhole cover. And the majority can't read as there is a sign on the wall about this being a residential area and to turn off their engines & refrigerators but igore it. Everyone is worried about the new kebab place on the corner of the street next to the development - another of those we don't need. When I could get out and about it was lovely having a park at the end of the road. We are extremely well served by TFL buses which serve the four major hospitals both north and south.

Please share one thing (or more) which you wish you had known before you moved in:

That it was too good to be true. Oh, and the Morrisons' lorries coming and going at all hours.

What is the best feature of your home:

The insulation! Saves me so much money on heating (I don't need any at all). I can't hear any of the neighbours and they can't hear me.

Great place to live but a shame about NHG

Sami (Shared Owner)

Please tell us about the good and bad aspects of living in your local area:

The location is excellent for transport links and being able to get into London. I love that you can walk to the Southbank or London Bridge from here. The area is developing rapidly and there are some lovely eateries popping up as well as the new elephant park. There are a few different green spaces we can walk to. The only downside to living so central is that there is higher crime and it can be noisy but that is living in central London for you. Bicycle theft is a big issue

How has the building management responded to any problems or issues you have raised:

We had a huge problem with our flooring because there was a leak from the flat above us owing to pipes being installed incorrectly and it took a couple of years for our problem to be resolved with constant chasing from us. We have unfortunately had to raise many formal complaints about the length of time it takes to answer communications and then length of time it takes to resolve anything or the sheer lack of communication

Please share one thing (or more) which you wish you had known before you moved in:

I guess I wish I had known how bad NHG would be and also how Durkan, the developers, seem to rush everything and not care about problems that then occur later due to the build and fittings being rushed. But having said that we do like our flat and we are happy to live here for a while.

Beautiful apartments

Please tell us about the good and bad aspects of living in your local area:

Elephant and Castle is a very trendy area with a strong local spirit. There are lots of quirky bars shops cafes and gyms to explore and enjoy - as well as convenient super markets. Public transport is excellent and there are parking spaces nearby. Surprisingly little traffic noise for how central it is.

How has the building management responded to any problems or issues you have raised:

Often problems faced don't fit under there options in the portal so they are ignored, even when they are dangerous (e.g. doors that trap you inside rooms, defective sprinklers etc). Its very hard to speak to anyone who cares / can do anything about the problems

Please share one thing (or more) which you wish you had known before you moved in:

Our neighbours have all been really lovely and their is a great sense of community that I've never had before
