Please tell us about the good and bad aspects of living in your local area:

Great location around 5 minutes walk from Queens Road Peckham. Lots of handy local shops/coffee shops in the area as well. People park wherever they want, blocking bike parks which is frustrating. There is limited parking in the area. Bins are rarely collected on time meaning we often have to chase and the small park near us doesn't have a bin so is often full of litter. The property is right by the main road so fairly noisy but in the winter when the windows are closed it's very soundproof.

How has the building management responded to any problems or issues you have raised:

Really mixed. Since moving in we have had multiple people looking after ur building, some have been great and really fast to reply, others have been really slow and like we are causing trouble. Major issue has been around the front doors not locking properly allowing anyone to walk - a major safety issue, the same issue has happened maybe 5 times in the past year.

Please share one thing (or more) which you wish you had known before you moved in:

Definitely, the gas/hot water provider being locked in with one supplier. Who aren't great either - they have no emergency service so if your hot water goes at 5 pm on a Friday, it won't be seen to until Monday. On the positive the flat is really well insulated which is a huge bonus!

Please tell us about the good and bad aspects of living in your local area:

Location in terms of a social aspect, lots of bars, restaurants and shops minutes away and Peckham rye is only a 20/25 minute walk away. Transportation links are excellent. Since the block opposite is now filled with renters. The street does have more of a noise problem with teenagers playing in the pedestrianised road.

How has the building management responded to any problems or issues you have raised:

Quickly and efficiently when possible. However with repeated issues it sometimes feels as if nothing has been done.

Please share one thing (or more) which you wish you had known before you moved in:

Noise in the privates garden from other flats as well as bbq smoke travels into the open windows and balcony which is very annoying esp when working from home or during the hot weather

Please tell us about the good and bad aspects of living in your local area:

The development is extremely well located and in walking distance of lots of cafes, bars, restaurants, parks and public transport links. The neighborhood is full of independent businesses and is vibrant and full of energy. We live directly next to a police station, which we were aware of before moving in and personally have no issues with but understand some others do because of the noise. Street cleaning is fairly average. Well located to Peckham Rye and Queens Road Peckham Station and so many bus options.

How has the building management responded to any problems or issues you have raised:

In the first year any attempt at contact fell on deaf ears and thinks moved extremely slowly or were simply ignored. We participated in an online focus group with the promise that things would get better and they didn't and there was no follow up. Only now are issues being taken seriously and addressed.

Please share one thing (or more) which you wish you had known before you moved in:

We were lied to when asking if there were any socially rented flats in the complex before purchasing. During the first year there were massive problems with noise complaints with one flat and we deal with continuous rubbish dumping to one particular area of the complex.

Excellent transport links with everything you need in walking distance. Lot of thing to do in the local area.

Slow to respond but ultimately ended up getting resolved.

Some issues are only covered from when the building is released, not when purchased so be aware of this. Might be something you can negotiate.

It’s very convenient for work and there’s lots of amenities closeby

How has the building management responded to any problems or issues you have raised:

They have but in a very slow manner. It doesn’t help to have a high turnover of PMOs
