Good: -Bus stop right outside development, Hornchurch Station (district line) 10min walk, one bus route to Romford Station - Supermarket within walking distance (Tesco, Sainsbury's) - Country park on your doorstep - Hornchurch town centre (supermarket, banks, food, restaurants, library, post office, etc) Bad: - seen some fly tipping - lots of foxes, residents to be aware to only thrown their bins on collection day only - no free parking in Hornchurch town center. previously used to be 30min free

How has the building management responded to any problems or issues you have raised:

I have been able to contact the customer care team, whom have addressed my queries so far

Please share one thing (or more) which you wish you had known before you moved in:

Wish we had known we could choose options such as Gas cooker or electric, dishwasher or not.

Lovely quiet area. Lots of park areas for those who have children or enjoy being outdoors. Walking distance from a range of shops and restaurants (Hornchurch town centre). 5mins walk from a London Underground station and a large Tesco. Allocated parking ensures you’re always able to park safely. Close proximity to a few local schools; both primary and secondary

How has the building management responded to any problems or issues you have raised:

The one issue I raised was dealt with very quickly. Once logged someone was sent out to rectify to issue in a few days

Please share one thing (or more) which you wish you had known before you moved in:

Parking spaces aren’t necessarily allocated near your flat or entrance door. Having a new baby this has been quite inconvenient as there are parking spaces directly outside of my flat but these were allocated to people further away.

Please tell us about the good and bad aspects of living in your local area:

I am very pleased with where I live as the owner of the house. The house we live in is very close to the park, within walking distance of the metro, in a quiet nature, and we are also pleased that there are two shops for food shopping close to the house. but there is no shop to buy clothes, we have to go to the bazaar in it, unfortunately there are not many alternatives for clothes in that region by bus. My suggestion is that a few more shops should be opened in the name of clothes in the region.

How has the building management responded to any problems or issues you have raised:

we can get a solution to every problem, which shows us how well we made the right choice. While we were placing our belongings in the house, there were scratches on the walls. when we called management they said they will help and repaint the walls and now our wall looks much nicer than before

Please share one thing (or more) which you wish you had known before you moved in:

Before we moved, we didn't hear anything negative, we just knew from our friends that the area is quiet and calm in their homes, beautiful and useful, with a forest.

The local area is great, we are very near the underground station and the town centre. We also overlook the country park which is lovely. It’s very quite and to date have seen no trouble in the estate

How has the building management responded to any problems or issues you have raised:

Yes they have, they come out usually within the same week to fix any issues. If it is a high priority they sometimes come the same or next day

Please share one thing (or more) which you wish you had known before you moved in:

The exact measurements and design of the property as Bellway were not allowed to give these to us due to them being owned by the architects. This is because we brought off plan.

We love our area. Friendly neighbours, great transport links, so green and open. Lots of shops and restaurants just a walk away!

How has the building management responded to any problems or issues you have raised:

Well, although it took a bit of time sometimes. Queries were always responded to in the end.
