Please tell us about the good and bad aspects of living in your local area:
As part of the New Bailey area, the area feels secure, as there is overnight monitoring. Close to Manchester city centre and Salford train station. Council tax price is ridiculous.
How has the building management responded to any problems or issues you have raised:
At this point, it's not clear who the managers are. There's a generic inbox, but how do we address queries "Dear ?????".
Please share one thing (or more) which you wish you had known before you moved in:
Everything that I've written above. It's just not what I thought it would be at all. Doesn't feel like value for money. The place doesn't live up to how it's sold.

Please tell us about the good and bad aspects of living in your local area:
Let me list out the good and bad aspects. For good aspects: - Free coffee and chocolate - Free to ask for maintenance support - Free gym and dinning room For bad aspects: - Extremely high council tax - Not including parking space, rent of NCP opposite to property is extremely high - Tenancy fee is high compared with other similar property in Salford area - Request for applying the workshop via email, but no any response and eventually said it is full, which makes us upsad!!!
How has the building management responded to any problems or issues you have raised:
N/A. The above is the question I want to ask to landlord, waiting for response.
Please share one thing (or more) which you wish you had known before you moved in:
Not including parking space, every drivers should consider for the NCP fee before moving in

Please tell us about the good and bad aspects of living in your local area:
The development is in a decent location. Not too far from a Sainsbury's local and a Tesco Express not much further away. Close enough to Salford Central train station.
How has the building management responded to any problems or issues you have raised:
Ha ha. That's funny. They don't. They ignore or dismiss them.
Please share one thing (or more) which you wish you had known before you moved in:
The REAL view of what the management is like. They'll do a good sales pitch but won't deliver on it.

Manager response
Hi Sam, Thank you for taking the time to share your feedback. We truly value hearing from our residents, as it helps us identify areas where we can improve and better meet your expectations. We’re pleased to hear that you appreciate the location of our property, as it is indeed one of the standout features we take pride in. However, we’re deeply sorry to learn that your experience has not lived up to the high standards we strive to deliver. Your comments regarding management responsiveness, communication, and maintenance issues are concerning, and we sincerely apologize for any inconvenience or frustration this has caused. We acknowledge that there have been challenges, particularly with communication around lift maintenance, and we are actively chasing OTIS for better timeframes when ordering spare parts to better communicate with residents with real and precise timescales for repairs. Regarding rental increases and end-of-tenancy charges, we understand how important transparency is in these matters. We can't discuss rent increases for other tenants but if you have a specific query regarding yours, please email us at hello@theslateyard.com. For end of tenancy charges, we only charge for quoted works and the charges are only to cover for invoiced works. As your deposit is protected by TDS, you are free to dispute any charges that you deem unreasonable and as an agent, we have to provide proof of cost to be able to proceed with any charges. We also appreciate your feedback on the recent efforts we’ve made to improve the resident experience. While we’ve focused on community events, we recognize that addressing day-to-day concerns and operational issues is equally, if not more, important. Your comments have highlighted areas where we need to refocus our efforts, and we are committed to making meaningful changes. If you’re comfortable, we’d love the opportunity to discuss your concerns further and work directly with you to resolve any outstanding issues. You can email me directly at Hugo.Serodio@theslateyard.com . Thank you again for your honest feedback. It is through reviews like yours that we can continue to grow and improve. We hope to have the chance to restore your confidence in our community and provide you with the exceptional experience you deserve.
