Great building and community, ruined by disgusting stench from the restaurant downstairs

Please tell us about the good and bad aspects of living in your local area:

The local area is really nice. Lewisham is constantly changing for better and there’s plenty of shops, restaurants and places to go around. It’s quite busy so it gets noisy with traffic but the transport links are great.

How has the building management responded to any problems or issues you have raised:

It’s very difficult to get a response or repair done. At one point I went for 4 months without hot water in the middle of winter until they finally carried out a repair. I received no compensation and had to still pay the standing charge for heat and hot water despite not being able to use it. Other repairs went similarly badly.

Please share one thing (or more) which you wish you had known before you moved in:

The awful stench from the restaurant downstairs. I never imagined this to be so bad, no other restaurant I’ve seen produces this much smoke and odour. If you like fresh air, want to be able to use your balcony or enjoy having a window open, do not move here.

The location of Thurston Road is fantastic. It is situated 5 minutes from the train station, 5 minutes from the town centre and only takes 12 minutes to get to central London via train! The street can be noisy as we are right next to the police station, however when windows are closed it is absolutely fine.

How has the building management responded to any problems or issues you have raised:

Very quickly! We have had a couple of issues with our door, but they are always sorted in a timely manner.

There isnt anything I can think of, I’m happy living on Thurston Road!

Please tell us about the good and bad aspects of living in your local area:

The area is well connected in terms of transportation. With Buses, DLR and Southeastern Trains. Lewisham also has a shopping centre as well as a high street. One of the downsides of this particular development is the struggle of parking availability. The development does have a limited number of residents parking, with a demand exceeding availability. The development is on a main road, so guests struggle to find parking usually.

How has the building management responded to any problems or issues you have raised:

Yes, L&Q are pretty prompt at responding to any issues I have raised, but they can sometimes be a bit slow at implementing any resolution.

Please share one thing (or more) which you wish you had known before you moved in:

That the children that play outside in the communal garden, make a lot of noise everyday, and this can be heard even with all windows and doors closed. Also that the development has not been updated to have Sky Q, so you only have Sky+ HD. You are also forced to use e.on for the heating, and this supplier cannot be changed due to the way things are set up.

Overall it's a great location for shops and public transportation. Train noise almost unbearable with open windows (no sound barriers on the tracks). Some episodes of anti-social behaviour in the building, without any true commitment to fix it. Amazon keeps ignoring the sign a leaves parcels in the lobby, with high risks of boxes being stolen or tampered. Prefer Click&Collect or another delivery option.

How has the building management responded to any problems or issues you have raised:

Response has got better in the last year or so. We needed access keys replacement and a cracked glass panel in the balcony replaced. The first was resolved instantly, whilst for the latter we are still waiting, after a safety film had been promptly applied.

Please share one thing (or more) which you wish you had known before you moved in:

The VERY noisy train line so close that, if you keep windows open in Summer, you can't hear the TV or listen to music, due to horribly loud noise of trains crossing the rail exchanges. Southern should fix this.

Fantastic location. Close to shops, train station, DLR, shopping centre and pubs. Great parking and included in the price

How has the building management responded to any problems or issues you have raised:

They didn’t respond often, and when they did it was helpful at all. Wasn’t a fan.

Keep windows closed, it gets very loud as every police car in the area drives past, sirens blazing
