The streets are mostly quiet, even at night, which is a pretty rare find in London. The location is wonderful. A few minutes walk to Bermondsey Station which gets you to central London in 20 minutes! And approx. 45 minutes to Gatwick airport. The property is surrounded by supermarkets (Iceland, Savers, Tesco Express within 5 mins + ASDA & Tesco Extra a little further), off license shops, weekend market and lots of other shops including hair salon, pharmacy and Medivet. Pretty self-sufficient area. If you have a dog, there are two nearby gardens with a friendly dog committee. Neighbours are all nice.

Knowing you neighbours and surroundings before any purchase is high on our list. We were 70% confident that this area is safe. After months, and having made friends with others who have lived here for 40 years, we are glad that this turned out to be true :)

What is the best feature of your home:

As mentioned, Higgins delivers well-designed units with ample space and light.

Living in my local area offers a mix of positives and negatives. On the good side, there’s a decent range of local shops, restaurants, and bars, though the variety could be better. Open spaces are well-maintained, offering spots for relaxation. Public transport is convenient, with buses and trains running frequently, but occasional delays can be frustrating. On the downside, parking is limited on my street, and traffic noise can be a problem during peak hours. Bin collections are not frequent enough, and the area isn't extremely safe, with occasional incidents of anti-social behavior, which can be unsettling. Overall, it's a mixed experience.

Please share one thing (or more) which you wish you had known before you moved in:

That the house wouldn't actually be delivered on time as promised but 6 months later, with no repercussions for the builder.

What is the best feature of your home:

The living room is wide and the balcony is bigger than the average in the area.

Flat is well positioned but finishings have not been completed in 8 weeks from move in. Multiple emails have been unresolved chasing issues

Developer would not resolve any issues despite repeated reminders

Kitchen is a lovely colour. Windows are large and light

We love the area - so close to beautiful little cafes and shops in deBeauvior, or up the canal to Angel or Hackney. Being on a residential street is a real win for London as it keeps noise to a minimum at night. The biggest challenge with the area is probably theft of bicycles - it’s been an issue in Hackney for a while and definitely getting worse.

Safety concerns about parcels and bicycles - as mine was stolen from the parking lot secure bike storage. Service charge increases

What is the best feature of your home:

Huge glass floor to ceiling windows that bring in so much light!
