Please tell us about the good and bad aspects of living in your local area:

Beware. Higgins built our London flat which we cannot sell as it has substandard cladding, decking and insulation. Higgins also failed to provide adequate compartmentalisation between dwellings plus the buildings have voids and other fire safety issues. Higgins refuse to rectify and although covered by their NHBC guarantee with Premier Insurers, they are also not helping and we are having to pay £600 per month in waking watch cost plus solicitors costs to pursue the insurers. In addition, we were sold on the basis of a Biomass boiler which never materialised and this resulted in previous block management companies overcharging us by over £2k for gas. Don’t be taken in by the finish. It’s what is underneath that matters!

I wouldn’t have purchased if I had know about the issues

The issues caused by such a poor build resolved before they are allowed to build and sell more properties or for Higgins to help fight the new build insurance claim

Good location to the city, plenty of shops near by and canary wharf and local tube stations

Good location to the city, plenty of shops near by and canary wharf and local tube stations

What is the best feature of your home:

Balcony and ensuit with 2 door entry from hallway and bedroom

Please tell us about the good and bad aspects of living in your local area:

High crime in the area, a lot of traffic and noise from cars. It is however close to Mile End and Canary Wharf with good transport links.

How has the building management responded to any problems or issues you have raised:

Building management fail to address any serious situation. There is a tenant/homeowners group with 100+ members, many of which have reported serious crimes in the building that have not been addressed.

I wouldn't have moved here if i had known about the lack of security and safety and how poor the management are.

Please tell us about the good and bad aspects of living in your local area:

I like the area . It is close to schools and the Community centre

I wish they had a guideline on how the management will go because there are no established regulations at the moment

It is quiet and close to Canary Wharf, close to the business area
