Excellent house build quality and wonderful community!

Please tell us about the good and bad aspects of living in your local area:

Love the location, personally we have had very few issues with our build quality. There were a few snags but these were quickly rectified. We are in a house and have been extremely impressed with the insulation (barely need heating over winter), additionally we have never heard a peep from neighbours and they have a baby so sound insulation is great! We have a parking space assigned to our house so can’t comment on parking. Bins are collected regularly which is great and although there is some noise on weekends from the street if you have the windows open, it’s in keeping with what I would expect living in an urban area and never keeps my young children up. With the windows shut you can’t hear a thing.

Please share one thing (or more) which you wish you had known before you moved in:

How good the community spirit is here! So many friendly faces and groups to join etc. amazing for families, friends for life made here

What is the best feature of your home:

The insulation! Not needing the heating on very much is amazing in a cost of living crisis’

Community amongst residents but developer and property managers a challenge

Please tell us about the good and bad aspects of living in your local area:

It's great to see new shops in the plans or already open after a number of years of retail units being empty. Currently there is a bakery, dry cleaners, cafe and Nisa with upcoming shops to include a dentist, tax advisers, Chinese grocery. There are no restaurants in Chobham Manor but these are not far away (5 min walk). Parking availability is poor as this was not planned well by the developer. There is some anti-social behaviour but not a great deal considering this part of East London.

How has the building management responded to any problems or issues you have raised:

Building management is extremely poor with high turnover of staff so continuity and knowledge of issues is lost. Often non-responsive to emails. Had a bike stolen and they couldn't even access CCTV footage for the police. Negligent and incompetent.

Please share one thing (or more) which you wish you had known before you moved in:

The "Parks Charge" is really ground rent under a different name and is difficult to challenge as it doesn't come under the government's ban on charging ground rent on leases in England and Wales from 30 June 2022.

The development is virtually free of traffic/traffic noise with excellent public transport on our doorstep.

I have not raised any issues (owner of a townhouse)

I would have used a professional snagging company to monitor resolution of defects

Chobham Manor is a great place to live

Please tell us about the good and bad aspects of living in your local area:

We were one of the first to move here and overall, we have a great place to live. It's very warm in the winter, feels very safe and the park is beautiful. The road I live in is cleaned regularly. I have great neighbours, everyone in the road is pleasant and friendly. We enjoy being able to walk to a decent coffee shop and Hackney marshes is also lovely and on our doorstep. It's easy to get into Central London but for me, I like the proximity to the London overground, Kew gardens and Richmond are 45 minutes away.

It's busy and lively on the park in the summer

What is the best feature of your home:

Light, spacious, well designed and lots of storage, great roof space

Please tell us about the good and bad aspects of living in your local area:

We're lucky enough to have a house. It has been built to an incredibly high standard. Amazingly well put together. Really spacious. Lovely light coming in, with the floor to ceiling windows. We love the proximity to the Olympic park. And the facilities (we're keen tennis players and love the courts nearby). I seriously couldn't be more thrilled at living here. For us, as well, being close to Hackney Wick and the interesting things that it offers is a massive benefit. The only downside is that it is incredibly popular at times.

Please share one thing (or more) which you wish you had known before you moved in:

Our house is possibly too big, but it has come in handy during lockdown as we've turned bedrooms into offices. Walls are white everywhere, and we have spent some time adding colour to the house as too much white makes it feel a bit bland. It feels like a really, really safe area. And really quiet. If I won the lottery, I don't think we'd move. But we're lucky enough to have a freehold property.

What is the best feature of your home:

Dual aspect windows, it is really light and airy, even in middle of winter. Easy maintenance. Nice bathrooms. Nice outdoor space (south facing). But space does get hot in summer (not a bad thing). It feels spacious.
