While the housing is “affordable” the maintenance of the properties is poor. If Folio can cut a corner, delay work or have you chasing your tail on a repair they will. This and the added ineptitude of some staff creates a really poor experience. Certain staff are a slow to respond, inconsistent with messages and repair work is often completed cheaply and poorly, with little or no regard for the health and safety of their tenants, I’ve had a broken window for over 10 months, black mold and it required me to have a serious health issue to find a resolution. 3 people have come to inspect the window and yet no repair. Some individuals are rude and in one instance have sent emails to colleagues about tenants with rolling eye emojis covering up lies and failures to perform. This same individual is often out of the office for long periods of time, blocks peoples mobile numbers, does not respond to voicemails and has a landline they do not answer, but states do no leave a message (has been this way 3 years). Water damage to the kitchen ceiling due to a leak was never repaired, more lies that it was arranged for someone to come and fix the damage. Front door handle repair was 2 screws drilled through the metal to “hold” and later glued on and was half attached again. Back fences blown down in in early 2023 and it took 6 months for these to be replaced. This only happened after several residents had attempted break ins and we filed police reports. Housing Officer claimed they had not been able to source panels…. Workman laughed when asked and said that’s not true and they were called to do the work 3 days prior. I had a hole in the roof due to squirrels nesting – an issue for several people on the street – and had scaffolding around the house for 8 months, 3 assessments for damage repair and an asbestos check (house was built in 2002 so their won’t be any asbestos)

It took several escalations and my MP contacting Folio to have any repairs fixed.

Great neighbours, good access to supermarkets and it's a suburban feel.

Please tell us about the good and bad aspects of living in your local area:
We had a broken pipe followed by black fungus for 3 months, have been ignored 3 months before we decided to beak our contract. In all occasions the issue has been pushed or ignored, our health got bad linked to the fungus, we had to live in winter with windrows opened and could not use a big part of our flat, and they refused to give us a correct compensation (they proposed 200!). To this date, we are still waiting for it. Some other tenants had to wait 1 month to get an answer to be able to leave their place. Folio is definitely the worst real estate company you could go for

The shops are local .schools local very quiet residential area. Clean regular and plenty of parks nearby. Big supermarkets local .asda tesco Lidl.also big centre 15 mins away .
How has the building management responded to any problems or issues you have raised:
All been completed.waited a while and some mistakes were made but all in all completed .

Good place to rent from. Although rents are steep. But neighbours should be happy here.

Please tell us about the good and bad aspects of living in your local area:
My facility is close to major supermarket stores in Old Kent Road, schools, restaurants and bars. It is easily accessible to public buses and less than ten minutes to connect train stations.
How has the building management responded to any problems or issues you have raised:
The property manager usually respond timely to most of my repair request.

Road directly behind my b/r window cause noise pollution.

Very nice area, with lots of shops around as Tesco, Asda, butchers, hairdressers etc everything you need really. Quite area, no traffic noise and respectful neighborhood.
