no shops but great schools and great green spaces 10 min from elizabeth line 3min from walk by the canal they are building a new green area next to glade lane park
How has the building management responded to any problems or issues you have raised:
for the first year, they answered to all our small problems and fixed minor issues
Please share one thing (or more) which you wish you had known before you moved in:
boats on the canal use a lot of coal in winter, so if you get a house very next to the canal you cannot open the window in the evening as there is the smell of burning coal... there are no big roads or big pollutants but boats do their bit but it is not a major issue

In general, this is a good area to live. There are few local shops, and the high Street is 7min walk from the property. The train station is within 10min. Easy and convenient way to get to Central London.
How has the building management responded to any problems or issues you have raised:
The developer is extremely slow in responding to any issues.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I had been told about the catalyst lack of management when it comes to managing the service charge, which each year keeps increasing, without a valid reason.

Good transport links, access to green spaces, good community spirit. Could have more local amenities available as currently a 30 minute walk away to shops and restaurants
How has the building management responded to any problems or issues you have raised:
All issues faced (flooring and bathroom related) were resolved straight away - emailed them and they sent people out immediately to sort out the issues.
Please share one thing (or more) which you wish you had known before you moved in:
It was a new community before moving in so wasn't sure how it would turn out - great sense of community and glad I moved here.

No shops around apart from one off licence within walking distance that is not good enough for day to day grocery shopping. It would be so much better to have a small tesco/sainsbury's or any other shop within walking distance. Parking is a nightmare as well, not enough parking spaces around the block. There is a lot of suspicious looking individuals walking around or meeting in small groups on a bridge nearby after dark on most days.
Please share one thing (or more) which you wish you had known before you moved in:
The developer is non responsive and there is very little after sale care. One issue I have raised in October 2020 and it still has not been acknowledged or actioned. I have followed it up three times till now and still no response.
What is the best feature of your home:
The best two features are the layout and sizes of the rooms.

Living in the area isn’t bad because of the decent people around

Half heatedly approach to so many things. It’s always the buyers fault
Please share one thing (or more) which you wish you had known before you moved in:
How much you will find out after moving in. Creaky floors do a new home and poor quality flooring. You don’t notice all that in a 10 minute viewing
