The good things is that the flat itself is really good and the area is quite and safe. However, I would like to see more shops and restaurants will be opened soon.
How has the building management responded to any problems or issues you have raised:
The building management team is very willing to help and kind.

There’s not many restaurants and shops around the building.

Please tell us about the good and bad aspects of living in your local area:
It's a bit on the industrial stretch of Greenford, so not a lot of options with regards to restaurants and local shops. There's a mall nearby but it's a small one with not a lot of options. There are a few coffee shops and supermarket on the property, with more stores planned to open up. I'll say this is the only downside - the location. Otherwise, once you're on the development property you're in a lovely, warm, green, modern bubble.
How has the building management responded to any problems or issues you have raised:
Usually promptly. I've had regular maintenance requests which have mostly been dealt with swiftly.
Please share one thing (or more) which you wish you had known before you moved in:
The Ealing Broadway station, which is my favourite yet, is about 10-12mins away (drive time) which makes for easy access to Central London and Heathrow. Definitely helps to have other transportation options in addition to the Central and Piccadilly lines nearby. The Ealing Broadway Mall also has tons of shops so like to frequent quite often.

Beautiful countryside views and lovely walks very calm, quiet and peaceful thankfully. Lovely gardens that look beautiful all year round.
How has the building management responded to any problems or issues you have raised:
Vitul is always helpful and friendly and prompt with maintenance. Junaid responded straight away when I mentioned some dog mess and had it cleaned. Also it was brought up by Management at Town Hall meeting. He dealt with it himself when the cleaning team were off duty and had gone home. Also, Management also mentioned keeping communal areas clean and tidying and ensuring the garbage areas are clean and rubbish bags or household items and boxes are not left on the floor. All the reception staff in general are helpful and find ways to help and support me.

I am still waiting for my Greenford Quay Designer Shopping Bag!

Please tell us about the good and bad aspects of living in your local area:
The good - underground nearby, canal side, secure parking garage, coffee shop with food and a small grocery store with the development. The Bad - zero decent restaurants, quite a busy road opposite the entrance of the building and fast traffic despite the 20mph limit indicated (but I guess that’s overall Greenford careless drivers). Rats infestation outdoor area due to waterways nearby and very untidy along the canal path! Parking impossible for guests staying over or if you chose not to rent a space within the building (if there’s availability).
How has the building management responded to any problems or issues you have raised:
Community wise, from time to time you’ll have unruly residents, neglectful and not caring about their living environment, but I think this comes with any large apartment complex. Thankfully we have good managers and the team at reception to deal with any complaints and issues. Namely Peter, Pinky, Martina, Courtney and Rakkia are always helpful. Our maintenance man, Ismail and our hard working Douglas the communal cleaner are always there too!
Please share one thing (or more) which you wish you had known before you moved in:
Zero parking nearby if you can’t afford to rent a space or if there’s no availability in the building.

I am not sure if you are aware but there is free parking in Tillermans for 2 hours. If you are looking for a permanent space please check in with us from time to time as spaces do become available. I have had an exceptional experience living at Lyons Dock this past one year and Peter in particular has been very attentive to the requests and feedback and resolved it in no time with utmost care , attention and empathetic attitude. Thank you so much.

Yes everything responded and dealt with on record time.

Excellent experience , I have had no complaints. The bed could be slightly better but not a deal breaker.
