Please tell us about the good and bad aspects of living in your local area:
Excellent location for commute to anywhere in London. Wandle Park tram stop is just 1 minute walk, it takes only 6-7 minutes from East Croydon station to reach here. Wimbledon station is 18 minutes away with tram, there are plenty of bus connections too, along with East Croydon station the other national rail stations close to the premises are West Croydon, Waddon and Mitcham Junction. Excellent transport links, 10/10 for that. Ikea is 10 minutes walk. This place is a major shopping hub surrounded by all supermarkets and other megastores. Sainsbury's, Marks and Spencer, Lidl, Aldi are all in one place. Morrisons and Asda are 10 minutes away, 24 hours Tesco extra is on 10 minutes drive. You will rarely find a place with almost all the supermarket in one place. There is also a Starbucks, TKMaxx, Adidas outlets, Smyths Toys superstores, Currys PC world, Hobbycraft, Decathlon. There are plenty of furniture shops too like, Sofology, Furniture Village, Oak Furnitureland, SCS sofas and floorings, Natuzzi Italia and many more. There are plenty of options to eat, Valley park just 10 minutes walk has wide range of restaurants and more shops as well as Cinema. On the other side just within 5 minutes drive is the Colannades which again offers food outlets and more shops. The area is very green as it overlooks the beautiful Wandle park. There is a day care nursery "Banana Moon Day Nursery" is part of the development. There is also rock climbing gym "CroyWall Climbing Centre" on the premises. I have not come across any such place which offers so many facilities the reason why we are staying here for over a decade. Visitors parking was an issue but no longer as there is a free parking upto 3 hours and then can be extended for further 2 hours with a charge, free overnight parking from 10pm to 8am. This is just behind the development. Apartments overlooking outside are quieter compare to the ones overlooking the communal garden. Also you are lucky if you find one overlooking the park.

As mentioned above don't get confused with the selling price of the apartments for the same number of bedrooms. They differ a lot. Some apartments also come with terrace but they are much cheaper than the ones with balcony due to the size of the actual apartment. Some apartments doesn't get direct sunlight so they are cheaper when they sell them so you need to check all those factors before buying.

New South Quarter is about a 5-minute tram ride away from Croydon centre so it is in an ideal location. It’s close to large supermarkets and some retail parks. Wandle Park is a 2-minute walk, which is nice in the sun or just for a walk.
How has the building management responded to any problems or issues you have raised:
HML are not good at responding to issues. The manager is slow to respond to security issues, the upkeep of the development has gone down with refuse continually being left scattered or alarms being left on overnight. They have also just increased the ground rent by a large amount.
Please share one thing (or more) which you wish you had known before you moved in:
The heating cost is astronomical as it uses something called ‘district heating’ which generates hot water onsite from a shared unit. It’s overpriced and you’re locked into a contract with them so bare that in mind. I better understanding of the development management.

The easy access to the tram is a plus, great view over the park, close to large Sainsbury’s super market. Poor parking, poor access via road and next to busy road out of London.
Please share one thing (or more) which you wish you had known before you moved in:
The lack of parking would have been helpful to know. at the time the landlord said there was visitor parking, we later found out there wasn’t. The team connection helps resolve this but not completely.
Please share one thing (or more) which you would change about your development:
we would have got a two bedroom flat over a one bedroom. While this is personal preference - space could be increased.

Please tell us about the good and bad aspects of living in your local area:
Lovely about this area I would say are several things: starting with the lovely park right next to it, to the wonderful tram link that takes you either all the way to Wimbledon or 10min from East Croydon where there are great train routes to everywhere (including Gatwick airport being about 30 min away). Moreover, I would say it's relatively quiet (excluding some neighbour's kids screaming all day in their back yard) and there is very little traffic which makes the air seemingly cleaner for London. I like the fact that there are cameras in the development which makes you feel a tad safer, and the property management is trying to sort any problem out as soon as possible. The development is new and well looked-after. Huge plus is, there is a massive Sainsbury's with Argos inside, just few minutes away, there is an IKEA two tram stops away and Cryodon centre is at a walking distance, where there are food markets, shopping centre, coffee shops and anything you might need. I would say, for zone 5, it could be pricey, considering that the monthly travel card is £250+ on its own
How has the building management responded to any problems or issues you have raised:
I haven't personally raised any issues, but have received numerous e-mails about things we should/shouldn't do I assume due to someone reporting them.

The thing I would have liked knowing is that you need to rent a parking spot as there isn't one available with each apartment. And if there is no one letting one, there is not really anywhere near to park your car.
