No commercial spaces have been used yet, so no gyms, doctors or shops close by. 1 bus route close by, 10 min walk to Willesden Junction and 15 min walk to North Acton.

Please share one thing (or more) which you wish you had known before you moved in:

I wish we knew that the rental and service charge would increase dramatically in a short amount of time

What is the best feature of your home:

We have a large sun terrace that is south facing and have a large open space living/dining area

Please tell us about the good and bad aspects of living in your local area:

We chose this location due to its pet-friendly environment and the promised opening of premises downstairs. However, over time, the pet-friendly atmosphere diminished, and the promised shops never materialized, leaving the area without any good stores. Compounding the issue, a significant number of residents seem to harbor animosity towards dogs, leading to conflicts. The situation worsens as these individuals, often with unsupervised children, contribute to vandalism in the area. Safety concerns escalate with drug dealing and use in the vicinity. The presence of a halfway house in the street below led to personal conflicts. Regrettably, the area has witnessed violent incidents further highlighting its unsafe nature.

Please share one thing (or more) which you wish you had known before you moved in:

I would have liked to know that the management is useless, that the building would not be as pet friendly as we were initially told, that no shops would open near the area, that there is a lot of crime in the area and that public transport is not that close.

What is the best feature of your home:

The best thing about buildings is that you can have good neighbours if you are lucky.

Please tell us about the good and bad aspects of living in your local area:

*name removed* was very impolite, disrespectful, and dismissive. He obviously did not care about my business. Maybe because I am not from the country and calling from abroad? I should have taken the hint and not proceed with this deal as I find myself now in a cannabis infested property and police came yesterday distributed papers to all tenants with regard to this issue. Arjun has provided us with false information with regard to payment options and we were stuck. Reggie again was very disrespectful and impolite and caused us major stress.

How has the building management responded to any problems or issues you have raised:

Extremely poorly if any E.g., it took them two weeks to fix a simple problem (3 minutes). The problem is clear in the inventory, yet they didn't mention it before hand or fix it.

The area is not the classic neighborhood with local shops, restaurants and bars. Plus there are a lot of constructions around. However, new shops will be launched in the condo and that can give a nicer atmosphere.

How has the building management responded to any problems or issues you have raised:

The building management response to their emails and they are approachable

Please tell us about the good and bad aspects of living in your local area:

Few small convenience stores nearby. Would like to see more stores and restaurants in the neighbourhood. Very few parking facility available and only to owners - no parking available for tenants. Some construction going on nearby but there is hardly any sound especially on the higher floors due to double glass windows.

How has the building management responded to any problems or issues you have raised:

Conceirge is always available at the reception and takes quick action to issues raised at a building level. Individual apartment level issues are handled by the property agent from Folio who is quite slow to respond and resolve the problems.

Please share one thing (or more) which you wish you had known before you moved in:

Lack of parking facilities.
