Please tell us about the good and bad aspects of living in your local area:

Inside the building we have a Costa Coffee, local supermarket (who are open 24/7) and Silverpoint Medical Centre (GP surgery). Directly across the road there is an independent coffee shop (Pages and Blendz) and next to that there is a dentist, post office and pharmacy. To the side of the building is a local butcher shop. Within a five minute walk are the local library, Halifax, Santander and Natwest banks, a Tesco Express, Lidl and local fishmonger. In 10 minutes you can walk to the Sainsbury's superstore and in 10 minutes you can drive or cycle to the local Tesco Extra and IKEA, which is really handy for you when moving in. Coincidentally, the new Meridian Water train station has also recently opened there which gives access toward Stansted Airport and Stratford. Just past that is a Costco warehouse and a retail park with Currys, Decathlon, Pets at Home and Halfords. The building is around 12 minutes walk away from the brand new Tottenham Hotspur Stadium which hosts top tier football and NFL games. There are two London Overground stations (Silver Street, Zone 4) and (White Hart Lane, Zone 3) within 10 minute walking distance which allow you to reach London Liverpool Street in less than 30 minutes and brand new trains are due to run on this line imminently. There is a bus stop outside with various routes heading toward Seven Sisters, Kings Cross and London Bridge. There is a massive regeneration planned of the nearby Joyce and Snells Estates, and a billion pound new residential neighbourhood called Meridian Water being created nearby (the new Meridian Water train station has already opened). It is an exciting time for Upper Edmonton - which has its problems but is also on the cusp of a huge regeneration project.

How has the building management responded to any problems or issues you have raised:

The leaseholders of the building are all members of the Residents Management Company - which means they can hold the managing agent to account. Any issues raised will be scrutinised by the board of directors of the residents management company who ensure they are solved.

Please share one thing (or more) which you wish you had known before you moved in:

Visit the area at different times of the day to get a feel for the neighbourhood.

Having been in the building from the outset, we've seen our fair share of issues but not uncommon to other new builds.

Please tell us about the good and bad aspects of living in your local area:

Location is up and coming given its one of the London's remaining areas to be gentrified. However, with the new stadium and proposed council investment this is likely to progress. The area has plenty of shopping options, a stones throw away with a grocery store and a GP on the ground floor which can be very handy! Commuting into central London is also very good, with the local line taking you into Liverpool in less than 30 minutes. Tottenham Hale connecting to Stansted for air travel is also not far making the jetset lifestyle alot more bearable.

Please share one thing (or more) which you wish you had known before you moved in:

The building is off a main road which can be congested and noisy. Not a problem with windows shut but very noticeable in Summer when windows are kept open.

What is the best feature of your home:

Location being so close to shops and also easily commutable to central London.
