The development is right next to a teaching hospital and is also placed well within a short distance to all local amenities.

How has the building management responded to any problems or issues you have raised:

They were quick to listen and prioritise the issues and act accordingly.

Please share one thing (or more) which you wish you had known before you moved in:

The garden is small compared to the neighbours, and we weren't able to view before moving.

Small, clean house in a lovely area

The house is a lovely house in a really lovely area. It is a very quiet area and everyone is very friendly.

How has the building management responded to any problems or issues you have raised:

This has took a while to get sorted, I tried to get hold of the contractors but still yet to sort a date to sort the problems within the house.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I could of viewed the property before I signed a contract and maybe for someone to check things are working before moving in.

Hi Emma, Thank you for your review for Bracken Grange. We're delighted to hear that you're happy with your home and the neighbourhood. We're sorry that you were unable to view the property before signing the contract - as this was a brand new site, we didn't have access to the properties until closer to the first move in dates, but you should have been offered the chance to view the property before picking up the keys to ensure it meets with your expectations. We also apologise for any delays you have had with your maintenance requests. As this is a brand new property and it is within the warranty period with the housebuilder, it is their responsibility to get the works completed. We completely appreciate that you are however, renting from us and we are working with the housebuilder to improve their maintenance turn around times.

Bins often get missed even though they’re out. There is no local shops within walking distance neither restraunts or bars without a vehicle it would be very hard.

How has the building management responded to any problems or issues you have raised:

Not too bad but not brilliant either I expected more for the price I think and with the name being simple life

Wish I had the opportunity to look around before applying and paying fees

Hello, Thank you for getting in touch via Home Views. We're pleased you like the look of your home. As we are unable to identify you via Home Views, we would like to invite you to contact your Asset Manager so we can identify you and look in to any issues you have faced to date. There are a couple of general points we would like to address in response to your review. Often where the development is brand new and therefore properties are under construction, we are unable to conduct viewings until the properties have handed over to us from the house builder. All applicants should be offered the opportunity to view their home before they collect their keys to ensure that it meets with their expectation. Regarding the garden maintenance, just to clarify - this is a private appointment between you and your local gardener. Whilst it is Simple Life's responsibility (free of charge to residents) to maintain the front gardens, it is resident responsibility to maintain their back gardens.

No anti social behaviour. Good parking spaces. Regular bin collection. No traffic noise. Nice quiet area

So far so good. They respond fast .all in all you are good.

Probably you stated the sizes of rooms when you advertise it for rent but I wish I had known the rooms are that small.

Very good area to love in Middlesbrough. Not noisy area next to bus stops and train station.
