Noise is an issue, too many people dont seem to care and drop litter. Additional parking is an issue. The road side trees need cutting back as they are touching the buildings and have got too high.
How has the building management responded to any problems or issues you have raised:
The Building management has definitely improved and wrecked have always found the team reactive and responsive. We feel their hands are tied a little.
Please share one thing (or more) which you wish you had known before you moved in:
The road is used as a 'Rat Run' and people speed over the road bumps making more noise. There is a more congestion than anticipated in the morning. There should be a plan for apartment window cleaning.
What is the best feature of your home:
Location to local services and transport. Good bus links and easy walk into Chiswick

close to amenities, shops, gym, restaurants in the area and good transport links to the bus and tube stations.
How has the building management responded to any problems or issues you have raised:
when they reply to an email query, they are not the most helpful
Please share one thing (or more) which you wish you had known before you moved in:
that this was a housing association, that i couldnt pick energy and water providers for myself.

Factory Quarter is remarkably quiet with very pleasant communal gardens and areas. Shopping is very easy due to the proximity of many shops including some excellent international outlets. The 272 bus stops right outside and other public transport is very good. We really enjoy living here.
How has the building management responded to any problems or issues you have raised:
For several years, management was very poor - no communication and no duty of care. Unfortunately, this led to complete negligence, very poor maintenance and a most dissatisfied community of residents. Following a major protest meeting, NHG realised the errors of its ways and has done a lot to address the issues effectively.
Please share one thing (or more) which you wish you had known before you moved in:
Our first viewing of a few flats here made us very excited to buy here. Unfortunately we had no guarantees about management and maintenance. It was very upsetting to watch the rapid deterioration and negligence which both Genesis and NHG allowed to continue for 12 years! Proper after sales management is essential.
What is the best feature of your home:
As we live in the original factory building, we benefit from high ceilings, solid floors and an interesting layout. The flat is very light and airy. The most striking feature is how quiet it is especially at night. Communal heating and water supplies are a real benefit.

This used to be a great place to live before the merger of Notting Hill and Genesis. The management system in place is poor with lack of communication and not holding to the promises they have previously made such as being truth and transparent. The other frustration is also the time it takes to get a response from the management team and the property manager. I have been ignored on issues I have raised such as Vital HIU works and NHG not following up on issues that have clearly not been resolved, yet we the lease holders are paying the staff salaries via service charge which frankly is not value for money. I feel trapped!
How has the building management responded to any problems or issues you have raised:
No issue when I purchased through Genesis, all snagging items were resolved

The lack of clarity in the service charge and the slow response of from the management team & proprty manager

I like that it was a new build with modern facilities
