Location and diverse Muslim community is good but the maniac landlord made life hell as he puts his property in market to send tenant in merry go round as tenant has to be i to allow landlord's agents, surveyors, and all future buyers in which means tenant can not even work let alone rest and rejuvinate to focus on one's life. Save your money and run the other way.

LOCATION AND SIZE BUT QUALITY OF LIVING IS DRASTLY IMPACTED BY LANDLORD'S FREQUENT PUTTING PROPERTY ON SALE AS IT DEMANDED ALLOWING HIS AGENTS TO COME IN, LIVING ASIDE MY LIFE AND WORK

No guest parking. They don’t take rubbish on time and we throw rubbish in open in the start.

What is the best feature of your home:

This has big balcony which attracts many people in building

park near by and lots of shops no parking, if you want a parking spot in the development it costs 18k lots of bus and train links - but people begging at every bus stop and at the station

I think theres a family who try to poison the dogs its impossibly to change your provider for ANYTHING. internet water elec. its all done through the building management. so dont expect to be changing providers to anyone cheaper.... they laid community fiber internet earlier this year and were not allowed to switch. the animal and plant community are very resourceful and friendly.

What is the best feature of your home:

big windows, but cant leave them open bc of the mice love the high ceilings, but the vents dont work love the outdoor lights, but they cut the holes in the brick facade too large

Please tell us about the good and bad aspects of living in your local area:

LOCAL AREA Local shops, restaurants, bars and open spaces are nearer to find. The project itself has a small open space for the children to play outdoors. We have a good convenience and availability of transport links. Upton Park station is at the 11 min. of walk from the project/development. We have easy access to Eastham and Greenstreet for local markets where we can buy nearly all kinds of stuff including groceries, clothes, furniture and all other necessities except the big brands. We have Stratford and Westfield nearby for big shopping so this can be ignored. The people are from a mixed community and most of them are cooperative. They discuss their problems and try to solve them themselves. Bin collection is on time and we see rarely anti-social behaviour. Low traffic noise. We have parking availability issues as all of the residents do not have underground or even street parking permits. Sometimes, when people park on the street, the burglars break the car windows and steal things they want.

Please tell us about the good and bad aspects of living in your local area:

We chose to buy in upton Park mainly due to convenience. The tube is 6 minutes away and buses run regularly just 2 mins away. Street parking is available but limited but I believe there are channels to get permits. The development itself is quiet and peaceful and well maintained. Traffic and noise is never an issue. Since the development is not a gated community we do have anti social behaviour. It is mainly youngsters stealing parcels or trying to enter buildings. We did have a security group for this however they are no longer with us. Green Street is an extremely busy street with a few dodgy people and I usually don't walk late at night as it doesn't seem the safest. Despite the negatives I would still recommend the area, I do believe things will change for the better over the years.

How has the building management responded to any problems or issues you have raised:

They are slow to take action and we have to send many emails before they act upon anything.

Please share one thing (or more) which you wish you had known before you moved in:

The terrace wall annoys me. Wish I knew what it would look like so maybe I'd be more at peace with it now.
