Good building and location, terrible management by Peabody

Please tell us about the good and bad aspects of living in your local area:

Quality of living on Wharf Road has greatly improved since the introduction of the low traffic neighbourhood restrictions on top of the street. Less traffic and pollution. However there is a lot of rubbish coming from the nearby McDonalds and Islington council of teen forgets to clean our streets. There’s also been an increase of robberies (phone snatching) in the area. Both Angel and Old street are nearby and there are loads of local pubs and cafes at a walking distance.

How has the building management responded to any problems or issues you have raised:

Peabody has historically been slow in responding to queries about fixing things (bolts, quality of cleaning) or improving the life of owners (fibre broadband). They are quick in resolving urgent issues such as lack of hot water or lifts breaking.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I would have knows how expensive management and estate charges are in estates like these.

Please tell us about the good and bad aspects of living in your local area:

Near both angel and old st with a beautiful canal connecting the building to angel. Limited parking but great public transport options.

How has the building management responded to any problems or issues you have raised:

Repairs are made eventually. No sense of urgency on installing full fibre broadband (still on copper).

Please share one thing (or more) which you wish you had known before you moved in:

The door buzzer system didn’t work when I first moved in and had to be fixed.

Please tell us about the good and bad aspects of living in your local area:

Location of Angel/Islington is perfect for me. Easy to travel around London with tube stops nearby (Angel and Old Street) and many restaurants either towards Shoreditch or Upper Street. Parking is ok, never had an issue finding a space within 200m on weekends but I don't own a car so only use when people visiting. Bin collections - seems fine, had a problem a few months ago but nothing since then. Traffic - a lot less now the road is not a thoroughfare into Islington. Anti social behaviour - we had some problems with youths recently trying to enter the blocks of flats so they could eat McDonalds in the stairway. This would be eradicated if we had a gate in our entry way rather than just an open space for kids to come and go as they please (similar to the gate in the block across the road.

How has the building management responded to any problems or issues you have raised:

If urgent (eg no hot water) then turn around time has been 24 hours so far which is fine. If anything less urgent, not a great turnaround time - building experience rather than personal.

Please share one thing (or more) which you wish you had known before you moved in:

Check the water pressure in the shower! The eco shower head is a nightmare and very difficult to wash long hair.

Please tell us about the good and bad aspects of living in your local area:

Area is great - loads of restaurants, bars and facilities around. Area around the McDonalds can be a bit dodgy sometimes and crowds of kids are alway by the canal during the night. Parking is ok and new road restrictions made traffic on Wharf Road minimal, which is great.

Please share one thing (or more) which you wish you had known before you moved in:

Peabody, amount of council homes in development, safety of development at night

What is the best feature of your home:

Location, development was brand new, access to waterfront
