Located in a very diverse area. 3 min walk from undergound and overground. driving wise; 10 mins to the north circular. asda express/tesco express/co-op all within walking distance. f45 (for the gym people) located just behind us. also near the walthamstow wetlands for an afternoon stroll. never had any issues with noise or antisocial behaviour. personally think it is a great place to live, especially if you wfh, rooms are big enough for work desks and also co-working space in the building, and loadss of cafes around.

How has the building management responded to any problems or issues you have raised:

yes - i have raised problems (usually nitty gritty stuff, nothing major) but they respond promptly and deal with very well. they have helped me build things in my flat out of kindness, have held my deliveries etc.

Please share one thing (or more) which you wish you had known before you moved in:

how friendly everyone in the building is! tenants are all kind.

We lived in the area for nearly 3 years, there’s a good range of cafes(Hermanos, Starbucks, Armstrong, etc.,) restaurants(Yasar's, big penny social). The nearby stoney down park is a great open space for outdoor activities. Walthamstow Wetlands and Tottenham marshes are not far. Transport is very convenient with victoria line just around the corner and there is always a train waiting for you in the platform.My street is quiet, with a friendly feel, though parking is often tight and rush-hour traffic can be a bit busy. Bin collections are regular, and anti-social behavior isn’t much of an issue, making it generally pleasant to live here.

How has the building management responded to any problems or issues you have raised:

The building management has been excellent in addressing any issues we've raised. They respond quickly and efficiently, ensuring that problems are resolved promptly. Whether it's maintenance requests or minor concerns, they've always been proactive in finding solutions and keeping us informed throughout the process.

Please share one thing (or more) which you wish you had known before you moved in:

There are some really good bakers, cat sitters available in the community. The only primary school that is walkable from the building is Stoneydown.

Please tell us about the good and bad aspects of living in your local area:

The best part of living in this area is the variety of shops and local supermarkets within walking distance. There's also an Indian/Sri lankan grocery store nearby that has pretty much everything you need to make amazing South Asian food! Victoria line is perfect to get into central london within 15 mins and Fizzy has a strong sense of community with friendly locals and various social acitivities. Being close to the forest wetland could mean tons of insects (which is definitely a small price to pay to live in such a beautiful apartment).

How has the building management responded to any problems or issues you have raised:

We had issues with our rented furniture breaking down every few weeks. The building management was reliable and ensured to fix our issue promptly.

Please share one thing (or more) which you wish you had known before you moved in:

It would have been helpful to know there's no building management available on the weekends. In the event something breaks down we would have to wait until Monday to get it resolved unless it's an emergency.

Lovely development in Walthamstow

Please tell us about the good and bad aspects of living in your local area:

Although 2min from Black Horse Road station living here is really nice and quite especially in the apartments that face the little courtyard which is a lovely feature. There are two coffee shops close by, a Coop and Tesco, so you’ve got most things you need on your doorstep. Walthamstow Wetlands are around the corner which is great. There is an issue with parcels being stolen regularly as delivery companies mostly drop them in areas of the development that aren’t safe from the public.

How has the building management responded to any problems or issues you have raised:

Yes they always respond to issues in a speedy manner.

Next door is student housing which can be loud especially in the summer.
