Please tell us about the good and bad aspects of living in your local area:

There is a lot of littering and bins overflowing with rubbish at times attracting foxes, pigeons and dreaded to say even rats. Inconsiderate drivers live around the area who may even hit into someone as accidents have occurred right outside where we live due to the volume of traffic near fed from the roundabout. Anti-social behaviour does exist and at night it is not unusual to see groups of alcoholics and other individuals making noise or playing loud music on the street or within their cars. Variety of shops and restaurants is plentiful and you have local postal services nearby. Transportation is okay but is located in a otherwise very busy location and driver's for buses tend to change quite a bit close to where we are which leads to increasing wait times. In addition, rail and train stations are close by which means does help with travel but costs are quite high. Parking is a major issue and is exclusive to homes with at least three bedrooms and due to Wembley arena the event day parking makes it near impossible to park around the neighbourhood. Bin collection is done in a sloppy manner as after a collection people come out to witness leftover garbage on a otherwise clean patch of lawn.

How has the building management responded to any problems or issues you have raised:

They delayed the time in preparing the property due to paintwork issues.

Please share one thing (or more) which you wish you had known before you moved in:

It would have helped a lot to know that we would never be eligible for parking due to the condition being based on the number of bedrooms within the home.

Its very close to supermarket, station , park and bus stops. Is veru noisy during weekends ans sometimes lots of trafic due to wembley stadium

Good:transport ( Inc.buses, tube and rail),open green spaces- parks/ woodland for walks and leisure. Bad:no new developments in the area since 4 years I've lived here, still very shabby high Street.V.poor quality local shops, only tesco metro with exuberant prices and very limited choice of products.No space for socialising such as good library, nice cafe, pub or restaurants nearby.Not even good for take aways, traditional fish& chips at least pls? Limited parking spaces

Management fees raising up with unlimited speed! I've expected better development/ improvement in local facilities such as shops, gyms, cafes

Nice balcony Generally goid size rooms, but could be better arranged

Lovely neighbours, we all look out for eachother. Nice and quiet area Great transport links (Bus & Train), a 5-10 minute walk to the nearest train stations and being able to get into London Marylebone within 15 minutes. Excellent selection of local restaurants and cuisines. London is clamping down on parking so new developments have fewer parking spaces available for residents, unless uou have an allocated space.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I was able to view the property first and the show home was a better representation of the space and bathroom as the show home had a bath tub and separate shower in the bathroom which caught our eye. I wish the developer was more transparent and easy to work with to make the sales process and after care more smooth and less stressful.

What is the best feature of your home:

Modern kitchen/bathroom, good size bedrooms and nice local area.
